Stamp duty for deemed conveyance

Hi,

I belong to a housing society that has 3 wings and a fairly large open area. We are in the process of conveyance. There is an opinion on some fronts that if every member of a flat has paid the stamp duty on their chain of agreements, then the stamp duty payable on deemed conveyance is minimal...is this true? is there a stamp duty that needs to be paid on open land area within a society?

Fraud by a computer institute

Sir
I am Rajesh kumar persuing BCA in an Institute which is affiliated with a university.
When i go there for admission they said me a total amount of 95000 for whole course (3 yrs) including tution fee, learning materials, examination charge and other things.
They said that they provide a dual cirtification program
(BCA + Institute Specific Course) in regular mode but when we take admission in that course we knew that the course what they provide me is a distance education programme .when we said to the Institute Director that we are coming here for taking admission in Regular mode then they said me no this is a distance education program. we never told u that we provide u regular mode degree.
and also refuse to give me their specific course cirtificate, they said that the course fee have been very high so we can not give u our specific course cirtificate.they are ready to give me only BCA cirtificate.
and now the recent problem is that they said to all the students that the if we need Migration or provisional cirtificate then we will have to pay them an amount of Rs.5500.
jabki they said to all the students at the time of admission that the total fee is 95000 and no any other fee or hidden cost will have to pay the students after making the payment of 95000 so we have paid all the money(95000) to the institute.

Sir I am in very serious problem
what am i to do.
is there any legel action can be taken agaainst the institute.
Is the extra money the sum of 5500 asking by the institute to all the students is right or wrong according to ur point of view.
give me a proper instruction what should i to do against the institute.
Regards Rajesh kumar.

Partition and maintenance

My father died intestate leaving behind my mother(housewife), elder sister(schoolteacher in govt. H.S. school) and myself(service in govt. of india). My mother and sister filed a partition suit for our house and after several years, court has granted equal one third right to all three. I'm always prepared to take full responsibility for my mother and I'm also elligible to get full medical benefit for my mother but my mother has refused time and again to get herself included in a family photograph which must be submitted to my office if any benefit is to be claimed for her. She has always favoured my sister who is married but lives with my mother and has usurped all the money my father left behind.I'm certain that once our house is partitioned, my sister and her husband will force my mother to gift her portion to themselves and then they'll drive my mother out and force her to seek maintenance from me.1. What can I do to prevent or preempt such steps?
2.Can I send a letter to my mother from a lawyer on my behalf intimating that unless she declares herself dependent on me by submitting family photograph, she will not be able to claim any support from me in future?
3.Will such a letter be sufficient to defend myself from any future claim for maintenance?
4.If my mother gifts all her assets - movable or immovable - to my sister who is married with a family and working in govt school as teacher, then can my mother claim any maintenance from her son whom she has deprived?
5.Since my mother has never earned any money nor had any dowry and my father built his house entirely out of his own income, can my mother gift her portion to her daughter depriving her son?

Legal assistance

Dear Sirs
I had earlier raised query regarding the refusal of the builder to hand over the original construction agreement to the finance company which has funded my property .This is because only one construction agreement has been registered .The finance company in turn is refusing to disburse balance of 5% . The builder is not ready to take the certified construction agreement and hand over the original document. I was advised to initiate legal action against the builder by the expert forum lawyers. Request if some good lawyers can be recommended in Chennai for me to proceed to initiate legal action .
