regarding broker service.

Dear experts,

We purchased a new house through a corporate real estate broker.

While completing the deal and negotiating with the builder , the agent told us that incase the builder does not give us the discount we were negotiating for, we should go ahead with the purchase as in that case he would give us the amount we were negotiating for with the builder from the commission they will earn from our purchase.

Going with his promise, we purchased the flat. He later gave us in writing from his company email id that he would give us the amount promised after we pay a particular amount to the builder.

Now after having paid more than the amount he asked us to pay, we are yet to get the promised money by the broker.

They say that the person who dealt with us has left the company and they keep delaying the payment, giving us some or the other excuse.

What legal remedy can we have in such a case against the broker company to make him pay the promised amount At the earliest .

Thanking you all in advance for your guidance.

Defence for cheque bounce

Dear sirs,
I came with the old problem with new developments during the trial. A person who has been prosecuting under section 138 of N.I. for bouncing a cheque drawn for a sum of Rs.600000/-. Now the accused took the defence that he did not give this cheque to clear any debt and in fact he lost this cheque along with two other cheques two months before the date of the present alleged cheque and in support of that he produced a certificate got from the station house officer of a police station near to him by managing the S.H.O. The police officer came to the court and gave evidence that the accused gave a complainant regarding the lost of cheques and the cheque in question is one of the three cheques. He further stated that he gave him a non trace certificate. But the police officer did not enter the details in any record at the police station regarding receipt of complaint, issuance of certificate, findings of investigation and even he did not register F.I.R.
Now the question is that the certificate given by the police without making entries in concerned registers is a valid one? Is it authentic to produce before a court of law in support of evidence?
Please help me in this regard with citations of similar cases if any settled before the honourable Apex court.

Civil suit

Mr. A (Plaintiff) is going to file civil suit for possession of of property in person in the name of A (Plaintiff) with irrevocable power of attorney in favour of Mr.B (son of Plaintiff) who is not an Advocate to represent Mr.A (Plaintiff) in this Suit.
My query for the respectable member is that in the later important stages for e.g. evidence, argument etc. of this suit if Mr.A (Plaintiff to the suit) wants to appoint Advocate in this suit to represent Plaintiff along with Mr.B (son of Plaintiff who is not an Advocate) without withdrawing Power of Attorney.
Is it practically Possible to do that?
Plaintiff think that court will allow this because , More than one Advocate can plead for one party jointly & Plaintiff confused on this that what will happened if court does not allow this ? & if court denied this ,then will this create any problem for plaintiff in future?
Respectable members, Please guide. Do not think it as academic query.
Thanking you.
