Legal status

I am about to buy a property , please guide the details being as under:-

property belongs to a muslim lady A, who dies intestate. She has 3 legal heirs namely X ie son , Y ie daughter and Z also daughter. The son X dies leaving behind his two legal heirs ie his two wives:- J and K only.

That now their are 4 legal heirs namely Y, Z, J ,K.

All of them decide to sell the land. and execute sale deed in the year 1990 and get it notarised. In this notarised sale deed the Y and Z as vendors , J and K as confirming parties and P is the Purchaser. The sale deed also states that their was a doispute between Y, Z and J, K and was settled accordingly.

Now P the Purchaser also died leaving behind his legal heirs R his wife and Q his daughter. The daughter ie Q has relinquished her rights as per some document , not present. I am about to buy the property from R.

Query is :- The property card reflects the name of A the lady as the owner.

no records are their . The purchaser P did not transfer his name on the property card . So what the whole process to get the property cleared and should i proceed to buy the said property.

Registration of society

Dear Experts,
Our society went for redevelopment in 2006 & was completed in 2010. Members started staying in new building in 2010 onwards. There is two wings, Wing A for tenants & Wing B for new purchasers after redevelopment. Now, our query is do we need to Re - register our society, again with new registration no.? We still are using same old registration no of society & even we are getting our water bills, property tax invoice everything in same old name & reg no. ? New purchasers are yet to apply for becoming the members of society.

Conversion of non-cumulative redeemable preference shares into equity shares

Dear Legal Experts,

A Private Limited Company wants to convert Non-Cumulative Redeemable Preference Shares into Equity shares with the consent of all the Class shareholders and by passing a special resolution under the Companies Act, 2013.

Is it legally justifiable on the part of the Company to do the same, Kindly advise.

Validity of stamp paper

Can a non judicial stamp paper purchased in the year 2009 be used for the same purpose today.

Qualifying age for voting

Hi, my name is Dhruv. I am a first year law student from ILS Law College, Pune. I have been trying to write an article for which I need experts' help. The topic for my article is "Qualifying age for voting".
Under Section 14(B) of The Representation Of The People Act, 1950, a person is eligible to vote only if he/she turns 18 years of age on or before January 1 of the particular year in which elections are being held.
I turned 18 years of age in February 2014 and, hence, I could not qualify to vote in General Elections and Maharashtra Assembly elections of 2014.
I feel this is not fair as the Constitution says that 18 should be the qualifying age. If the reason behind this was the long time taken to enroll people to the electoral roll, making it difficult for them to be enrolled on time for elections, I would have understood the logic. But this argument does not stand because the enrollment process does not take so long.
This problem is not just faced by me. Many people who recent turned 18 face this problem.
I wish to write this article and make it reach the right eyes, so that (hopefully) some changes are made and our grievances are met with.
I would appreciate your views on the same.
I would also like to know from you how I can give this article (once I have written it) a wide reach so that it is read by our law makers.

Cancellation of fir

Fir was registered under section 420 against husband initiated by the wife . Matter compromised and Cancellation report was submitted by the police in the court. Court sent a notice to complainant but the complainant not coming to the court and also not filing any protest petition. court sent the notice to the complainant but not served as she is not available in India . My point is
1. what is the limitation to file protest petition and where it is mentioned?
ii. if it can be closed please cite any authority / law point.

Penalised by uppcl for running beauty parlour from home

One of my friends was running a beauty parlour from home. One day suddenly a group of people from UPPCL came and penalised her a heavy amount for using the domestic electricity connection for commercial purpose. UPPCL team has said she can't run any such beauty parlour in the residence. Please let me know if running a beauty parlour from home is illegal.
