Minimum agricultural land sell limit

I am having 76 guntha agricultural land in Sinnar Nashik Maharashtra

Out of this 76 Guntha , i have sold 31 guntha and now i have 45 guntha on hand

I want to sell 11 guntha from this remaining land. Can i sell it . As somebody told that we can't sell less than 20 guntha. If we sell less than 20 guntha then buyer name will not be included in 7/12

my query is

1. Can't we sell less than 20 guntha ?
2. If buyer name can't be included in 7/12 if he buys 11 guntha, than what problem he face ? As his name is already there in registrar office, only thing is his name will not be in 7/12. Does this create problem ?

Court appearance for final divorce hearing

Initial decree was passed for divorce. All 498A quashed in high court. Girl signed initial divorce papers
6 month waiting period. Settlement was received and signed as received by Girl
Final hearing for divorce is fast approaching.
Do I have to be in court in person?? I am abroad and want to avoid travelling to India...visa stamping
and in visa i have to declare spouse legally separated etc and I want to avoid all this.
Can my Father represent me with a power of attorney?
I really want to avoid traveling to India. Please advise.

Non fulfillment of agreement.

Dear Sir/s,

During august 2014 we have sold our one property at Mumbai to one private company for some consideration. It was also decided between us that we should enter in to an agreement on 27/11/2014 and by that time 50% of payment will be made. Rest 50% will be completed before 31/03/2015. This has written down on a plain paper and signed by both the parties. Now, buyer has turned down from his words and asking us for a refund of a token amount of Rs.11000/- paid by cash. Can we compel the buyer for the fulfillment of our written words. Can we issue notice / file a suit against the buyer company on the basis of a written words (on plain paper)? What about the token amount?

How to get ascentral property

Dear sir

I wish state that, my grand father has ascentral house, after this death, all his son and daughers has signed document for release their right to others who resides.
Till the date, these documents are not executed for change of name in property card.

therefore, two of my uncle has signed another document for release his right to us whoc actualy resides in home.

Now, on the basis of these documents, my brother has change name in property card as per documents prepared earlier but without knowledge of uncle and aunty.

My question is whether, they can challange the property card?

review and appeal

I have a case in which the judge has passed a decree against me. But the order has not been signed fot d past 2 months.
Now, when will my time begin for executing the order, will it b counted from d day of order, or from day of reciept of order.
Also, can I go for review in case of decree or not????

Rights of married daughter on her grand father property

My Grandfather had an agriculture land and a house in Gujarat. My father has expired before and so has my uncle. Now my aunt wants division of land and since i am married she says that i dont have any rights or share in the property. what does the law say in this matter. we are traditional sunni muslims and i am married to a shia boy. please advise

Pagdi house in mumbai

My grandfather had a pagdi house in mumbai since 1975 and ownership house in gujarat. He had 2 sons. My father stayed at Gujarat and my uncle at Mumbai house. My grandfather expired in 2005 without leaving any will and my father in 2014 . Rent receipts for mumbai house are still on my grand fathers name. Now my uncle wants to divide property in which he wants the mumbai house on his name and wants 50% share in gujarat house. we are traditional sunni muslims. What does actual law say about this. can my uncle transfer mumbai house on his name without our consent and what are the preventive steps we can take for mumbai house.

Transfering the property

Hi All

I have offer from B for plot sale.Actullay plot owner is A. A is given to B because of B is given to 5 lacks to A.Ais transfer the property to B not register but only rights to given for the condition of before 5 years A is not paying the amount plot will be transfer to B.B is offer to C to give 5 lacks to B. In case of B is not paying with in 2 years if B is not pay the amount the plot will be surrounded to C.

My Question: EC is in the name of B.But registration not done to B. C wants give amount and making agreement from B.Please explain me what are the difficulties in the transaction.

namaskar expert team , i have query about upsc , i hope i solve my problem here by ur's credible help , filled FRI against me in my collage day in 2007 , and after that 2010 court verdict will come and no any offence prove against me and court say i not do any offence and case close in 2010 , now i applied for upsc but i have doubt if there is create any problem in future about my past police case if i get clear this exam in future , i hope expert team me help me..thank you..!
