U2 zone

Dear Sir,
I wanted to book a flat / plot in Sealink project in Navi Mumbai being built by M/s Landscape. This area is in demand right now due to proposed Shivadi-Nhava Railway project by gove. Their documents show that land is for agriculture but they say that it comes under U2 zone, so residence and commercial can be built upon it, no need to make it NA. I thought the land must be NA before building houses on it. I am confused and have hold my decision to invest in this project.Request your expert advise on this pl.
Regards.
Ajit.

Harassment by wife

SIR
My age is about 45 yrs.My wife age is about 40 years & she does not behave properly like a married woman and from the last 10 years, she is not allowing me for a sex or even a kiss without any reason, despite my several polite requests to her for an intercourse, instead she sleeps along with her son aged 23 yrs on the same one bed which I have objected to this.
I am confused what to do. Should I take the path of divorce or not OR any other remedy can be suggested by you? What I understand from her uttering she wants the property of my old father written her name and she harasses me for this as well as well. We are from a well to do Punjabi family. Is there any legal solution now?

Water issue in a cooperative society.

Due to technical issues, there has been almost no supply of water by respective Water Board for more than 6 months in our society in Ambernath, Maharashtra - 421501. All flat owners were trying their best to get the water facility restored, but all went in vain. I stay in the ground floor of my building, in which I have a small gardening space, where I had installed 2 numbers sintex storage tanks and started purchasing water through tankers. At doing this, my problem was sorted out, though it had been expensive, still me and my family started getting water continuously.
Recently the society planned to purchase water through tankers only on 2 days in a week, for which they started collecting contribution from each flat of the building, which has been over and above the monthly maintenance charges.
I informed the society that I can join them only if they restore adequacy of water on all days in a week, in other words, I told them to procure water through tankers on more numbers of days, rather than purchasing the same only on 2 days in a week, so that it becomes adequate and normalcy restores. I told them that the water, which society would provide should be enough, so that I can stop purchasing separately. But, they emphasized that they would purchase only on 2 days and I must join them and for meeting my requirement, if individual purchasing continue, then they are not bothered. My concern, if I need to continue purchasing, then the water, which I shall purchase would be enough for me and my family, then why should I contribute for society's tankers, which I don't need. Please advice.

Reg: ceiling patta

Experts,

I got an offer in Chennai for a land which is in bank auction. Enquiry nearby revealed that the land is in PATTA CEILING. Broker explained me in a complicated way but what I understood is buying such a property will result in consequence of unable to transfer patta on your name even though it will be registered in your name. Due to this, I will find it difficult to sell this property as my primary intention is to sell after few years. Also, note that this is unapproved land. Broker also mentioned there are around 30 such lands in the layout and one person somehow got the patta in his name.
My question
1. What is Patta Ceiling?
2. My understanding is correct ? i,e unable to transfer patta to my name and difficulty in selling
3. What are the other implications

Thanks in advance
Ram
