Legal heir certificate doubt

SIR,
My relative, Hindu family having agricultural land inherited at Tamilnadu.Their family consists Father A,Sons B and C.They partitioned at 1998, through registered document by paying a sum to A from their family accumulation for jeevanamsam (sum for family maintenance), property between B&C and written clearly there should not be any claim in other's property.

Father A died about 9 years back leaving his widower wife A1.

Now the son B died,leaving his widower wife B1,daughter B2,son B3.For getting heir certificate from Revenue authorities, is need to include A1 or need not?.If included there is some disadvantage for B family and some advantage for C family.
Kindly answer my query urgently.Expect Revenue knowledge persons view also.

Taxation for incresease in land registration value

Dear sir,
I am going to purchase a plot of 218 sq.yard in our town through loan.But as government value is 4000 in that area I'll get loan very less .So we have increased Govt value to 9200.So now the seller is saying that we have to pay tax of 20% on capital gain.But he bought that site in 2007.Is this correct to pay what he says? PLease suggest me in this.

False case upon me and my family

Respected Sir,
As I got married in 2009 and my wife's sister has got some affair with some person and her husband got to know the same and he filed a divorce petition upon her...

Now my wife wants her sister and her 1yr baby to keep with us...for the same my family members rejected coz of so many issues...

Putting this in mind my wife with the influence of her parents she filed a false 498A case upon me and my family...

With that I tried to talk her parents and to my wife several times but they warned me that they will see my end..

So I filed divorce petition upon my wife

Now very recently she also filed a DVC case upon me and my family....

I am not in a position to understand how to deal with those cases and also I want to make prove that am innocent...

Please suggest me how to proceed further in this situation... As my parents are old and I am responsible person to takecare of my brother and sister studies and my parents expenses...

How can I avoid DVC to my wife

My wife is well educated and her parents both are central government employees and my wife also worked before marriage.

So please suggest me that can I avoid DVC by showing any of the reasons above

Case u/s 354 b against a relative

Dear Experts,

About a month ago one of my close relative tried to abuse me sexually. I complained to the Police and after sixteen days my FIR was registered (u/s 354 B & 323 IPC) when I contacted the higher Police Officials. There were two more people present in the house that time, his Wife and his mother, although they were not present in the room at the time of the incident.

I have given also given statement against him in front of Metropolitan Magistrate a few days back.

I would really appreciate if you can answer a few of my queries as below...

1. I have read on the internet that section 354 B is non-bailable. But as there were no witnesses will the accused be arrested ?
2. I have been told by the police officer who is in charge of the case that it takes a lot of time in these type of cases. Can you give me a rough idea how much time it takes?
3. When he appears before the magistrate will he be taken in custody?
4. How can I prove him guilty as there are no witnesses?

Succession

Dear all,
I got a case of bit complicated. One Person wants to claim his brother's bank deposits. His brother died few months ago without issues. He applied to thasildhar for legal heir certificate. Following no response he approached collector for action who in turn ordered enquiry. Thasildhar made an enquiry n put a report stating that there is an ration card in the name of the Dead person which contains 3 more members. On enquiry the local people said that they are son, daughter and wife to hin and so they rejected the aplication. But my client says that the report is false and such persons are not true. The died person might have added those names for ration benefit. The died person actually married to one jaya and she went away from him in two or three months of marriage due to some misunderstanding. Died person was aged more than 80 at the time of death. Now his brother who wants to claim his deposits is aged 88. Wat can i do now.

Interest on compensation

Sir the court has awarded compensation in a cheque bounce case to me but accused failed to compensate.Now can I file execution petition to recover it with interest @ 18% per annum from accused?

My Brother died in an accident. He was married and they had no child. My brother's wife is asking for her property share in my "father property". Does she has any rights on my father's self owned/created property?

AGM

Respected Sir, 1)can a society chairman and treasurer call for the AGM of society without signature of secretary on notice of AGM. 2)can a audit be conducted/possible without signature of secretary on the balance sheet. 3)can a society cheques book be kept with treasurer or chairman and no a/c be submitted to secretary even no signature be obtained on vouchers also.also . Please help

Residential property paying commercial tax

Dear Sir/Madam
I want to open a clothing store on a property which is registered as residential but landlord is paying commercial tax. The property is in Pune and want to understand the legality of the same. The initial investment on setting the store is too high so little worried about it. Also taking indemnity will work in this case. Please advice so that I can close the deal ASAP.
