I had purchased a flat from builder three years ago. I wish to sell the flat now. I contacted the builder, and he mentioned to me saying that I should pay him heafy cash to obtain NOC. As I understand, NOC is required when my buyer needs a home loan. What if my buyer doesn't need home loan? Can I bypass the builder completely and go ahead with the sale of property? Without the consent of builder?. What about transfer of flat in the name of my buyer? How and when will it happen? Awaiting for valuable inputs

My name is Deepak jain,I launge a FIR against my closed realative in chhtisgarh state ,in this FIR is registerd sec 66 A IT ACT WITH SEC 354SEC 506,507,294,AFTER this now case is running in lower court of c.g.,but SIR upponent lawyer take benifit of hon, S.C. decision that 66 A IT ACT is cancelled ,so this sec is not applicable where as SIR my FIR REGISTERD DATE IS 02.11.2013 IN CG STATE ,also sir they giving challange for sec 354 also,regarding this please help

Hi.. I would like to know about Land Agreement timeframe. Got into agreement to sell my land at a price and timeframe was 6 months. There was no cancellation clause. However additionally if buyer not able to make the payment he had an option to give his own land at a different place to buy above said piece of land. There had been no formal communication on this agreement even though I pushed the buyer multiple times to execute the deal like land vs land.
Now after a period of 18 years that buyer has appeared again and filed a suit in court to force execution of the agreement. I do understand the whole interest he developed is because land prices gone up.
My understanding is Judge should reject the case as agreement is very old and buyer never petitioned before for executing the agreement. However, Judge has not dismissed the case and admitted for further argument.
Please advise..
We have engaged lot of contract labour and all the records are being maintained under the provisions of the contractor labour act. the factory inspector / chief inspector of factories are insisting upon to maintain the records as per factories act that means duplication of of work.
How to handle it?

As per 203 of the recent enactment of the Companies Act, it is mandatory to have a full time company secretary for companies which have a net worth of at least Rs. 5 crores. In such a case the Company secretary becomes a Key Managerial Personnel(KMP). In a case where the Company Secretary is transferred abroad, will he still hold the same position as KMP or not?
Or will the company have to appoint a new company secretary?

One person desperately needed land for taking dealership of a reputed company just for 3yrs. So, he approached and begged before me for lease of my land. I signed one proposal that if he gets the dealership then I will allow him to carry out business on my land on the rent agreement. He used my land for obtaining dealership. I had told him that after proper signing the agreement, he should enter into my land. The terms was that he will construct a temporary tin roofed showroom, will Carry out business for three years and then he will move to his own land which is currently leased out to another company for three years. But neither he signed the agreement nor obtained any permission and constructed the temporary showroom and carrying out the business. He just deposited part of the security deposit, and since beginning he has not paid any rent. His construction is damaging my adjacent land and is also using it. Now he is in different mood and wish to grab the land and doing as per his whims and fancy. He is of criminal background with political connections. Since we live outside very far from that place, so we failed handle the things. Now Can I claim my land through court? Is recovery of possession applicable? Please give appropriate suggestions.

7 ladies are joined together and formed a charity in Sep 2015 in an apartment complex.
Can they run without registration?
Can they type the Deed in a white paper and sign?
If they do so, whether this is acceptable.
But they are planning to register in a few weeks from now.

Sir/Madam,
A complaint (FIR) is been lodged against me in CBI, and they are investigating the case. Meanwhile my passport is been expired, can I apply it for renewal, as no charge-sheet has been filed in court till now and no proceedings have been started.
Installation of hoardings on roof
I owned a Flat in a residential-cum-commercial Apartment.
Point of discussion is:
1. One of the Terms in Bainanama of the Flat says that the roof of the Building can be used for Mobile tower, Hoarding etc. by the Buider.
2. But the SALE DEED do not contain the same and the clauses are justified and acceptable.
Now I want to know is the clause in the Bainanama is binding on me together with the clauses in Sale Deed?
