documents for sale of flat

we are selling a flat located in mumbai maharashtra in a co op society.however,the flat is still in our grandfather's name(expired).is it necessary to enter our names(heirs)in the society register or directly transfer to buyer? please suggest the wright procedure.

Steps to take after Father's death for Property

My Father passed away on 26Oct,2009 leaving behind a house on his name in NOIDA and ancestral land in interiors of U.P. He left no WILL. Now we live in Pune. I Need to know

1) What is the procedure to transfer House to mother?
2) Do transfer in name of my mother is necessary before giving it for rent, for agreement with tenant?
3) My grand Father is alive but division of property between all the sons is already done with everybody's consent. What steps do i need to take so that ancestral property is not left unclaimed?

We are 2 brother and 2 sisters. I do not know legal vocabulary so it will be helpful if you explain in simple words.

Deemed university matter

Hi,
I am student of MBA. My college is one of the popular college and college having good quality education and world class infrastructure college provide it’s Post graduation programme and the MBA degree from Vinyaka university (Deemed). One of the News paper is directly attacking on college and trying to harm the college image in public, by giving the News in front page. News paper Publish “ NOW WHAT WILL HAPPEN WITH STUDENT’S FUTURE?” We all know what the education minister said. We the student are affecting very badly by this kind of news rather than the deemed university problem.
Please tell me
1. Can we stop that news paper’s editor to giving the news against the college?
2. Can we pull him (editor) in court?

Co Owner to Sole Owner in case of Co op hsg Soc

Hi,
I brought a flat in a Co op Soc in Ahmedabad before marriage. Due to lack of income eligibity, my brother was added has a Co owner as well as Co borrower in the property. (though there was/is no monetary contribution from him towards buying the property till date) Now i am married and wants to transfer his co ownership (mutually agreed)to my wife. Pls suggest me the further procedures with least cost effective manner.

HUF AND HINDU SUCCESSION ACT

I have three queries, if Advocate Archana or any one else can clarify:

1) Whether unmarried daughters of Son are Coparcners in the Grandfather's (i.e. Father's Father) HUF under HSA Act Amendment 2005? If yes, what will be their share in the HUF comprising, Father, Mother, Son and son's two daughters.

2) Can married daughters who have married before 22 June 1994 claim Co-parcenery rights under Section 29 A of Hindu Succession (Maharashtra) Amendment Act or under Hindu Succession Amendment Act 2005? As per my understanding, if daughters are married before 22/6/1994 (applicable for the State of Maharashtra only)or before 9/9/2005 (when HSA Amendment 2005 came into being) are not entitled for any Co-parcenary rights and are also not entitled for any share or ask for full partition. This is very critical and if some one can throw enough light on the same, if possible with the exact interpretation of Section 29A, Section 29B and Section 29C and / or any Caselaws on the same.

3) Does the Hindu Succession Maharashtra Amendment Act, 1994 takes precedence with regard to its Applicability only in the STATE OF MAHARASHTRA over Central Amendment of 2005 under HSA, 1956 especially under the provision and freedom granted to the States under Article 254 of the Constitution. ?
