Respected Experts,
I want to have your legal advice for the following problem.
The land owners and a builder have executed an unregistered “Memorandum for Development Rights” in the year 2007 for the development of a land. Due to some government clearances, the said file has been pending for all these days and recently the owners have got clearance from the government.
After getting the said clearance, the owners have executed a Registered Partition deed for their respective shares, in the year 2010.Now the owners are not interested to give the said land for development to the builder, because of hiking of land values.
Now the builder wants to take both civil and criminal proceedings against the owners. And at the 1st instance, is there any possibility to go for a cheating case (Section 420 IPC) against the land owners? If so what he should do.

My grandma had 6 children. 3 sons n 3 daughters. After grandpas death, she inherited a shop and 1 piece of land of 10 kathas. My father was the second son.
Out of these properties, grandpa gave the shop to the eldest son, who later sold it off.
Of the plot, the front half of 5 kathas has our ancestral house. The later half of 5 kathas was bought by my father from my grandma before her death to which my elder uncle(Tauji) was a witnes. Since my father was a contractor, he had bought the land (i have the deed)and built a few flats and later sold them off. I live in one of these flats.
My grandma, tauji and father have expired and my Chachu (younger uncle)lives in the ancestral house. He is not willing to have a partition. My Aunts do not want a part in the property and they are ready to give that in writing.
1. Do i have a right to partition. How much can i claim?
2. Does my Chachu have any right on the land that my father bought and built flats on?
3. Do the children or husbands of my Aunts have any right to claim any part? Can they claim if any of the aunts die?
Plz advice how to make chachu to agree for partition, because the house needs repairs and chachu will not invest any money for that.

Dear Expert,
One of my friend who had a qualification that is equivalent to Master degree in Computer Applications in full time mode( and recognized by MHRD, Govt of India and AICTE) has been rejected by a well known private company for employment.
The reason given by the company HR is that the degree is "not a proper degree". The rejection was given verbally and not in the form of written document.
1)Has the company have any legal right to reject a degree even it is recognized by appropriate authority?
2)Can we intiate any legal proceedings against the company on the basis of recognition documents that we possess?
Eagerly waiting for your reply.

A PVT.LTD. CO. HAS TWO SHAREHOLDERS A (FATHER) & B (SON)HAVING 100% SHAREHOLDING OF THE COMPANY. THEY ARE ALSO DIRECTORS OF THE COMPANY. THEY DECIDED TO TRANSFER 2% SHAREHOLDING OF COMPANY TO C & D (OUTSIDERS).
NOW CAN C & D DO ANYTHING AGAINST THE INTEREST OF A & B AND COMPANY UNDER THE PROVISIONS OF COMPANIES ACT WITHOUT CONSENT OF A& B. (e.g. CAN THEY TRANSFER PROPERTY OF COMPANY OR DO ANYTHING ELSE WITHOUT CONSENT OF A & B ?)
PLZ. ADVICE.
appeal
Dear Sirs,
My landlord had filed an eviction suit in the rent control court and had won. Then I filed an appeal in the Chief Judge's court of Hyderabad, which I won. Then my landlord went to High Court and he won there. Now what option is left to me? Can I go for appeal. If yes, then where. Will it be a Division Bench of the High Court or do I have to file an SLP in the Supreme court? Thanks.
