We have a two storied RCC house given on rent for last 15 years. The property is in my father's name. There are four tenants in four parts of the premise; two on ground floor, two on first floor. One of the tenant is our paternal relative, in 2001 as they were in very much trouble regarding residence, my late father had given a part of the said house on rent of Rs.900/- to them without any written agreement. Father was expired in 2008. The said tenant has no land or house in our knowledge. Now as we are asking them to vacate the part in which they are living, they are not responding. We have made 11 months rent agreement with them for last two years. When we asked them to leave the said part, they say we don't have a land or house, where will we go. But as per our agreement, they must vacate the premise in three months notice period. On the new rent agreement, we have increased the rent from Rs.2000/- to Rs.2300/-, they have signed the agreement without any objection but not paying the rent for last two months. We came to know from some neighbours that there are not willing to vacate the house. Some people said, they will claim our house as their own. Now we need expert advise what we should do. Thank you.

sir
the plaintiff instituted a civil suit regarding agreement to sell allegedly has been executed by the defendant. defendant resided at place A and the property is also situated place A, while the alleged agreement to sell was executed at place B far away from the place A, moreover when the alleged agreement was allegedly executed then defendant suffered a paralytic attack and confined to bed and unable to move, moreover the back side upon the endorsement of purchase of the stamp paper upon which alleged agreement was executed did not bears the thumb impression of the defendant and expert of plaintiff has compare the thumb impression upon the agreement and upon a photostat copy. there is enough interline spacing between the lines of the alleged agreement to sell and name and addresses of witnesses and date of agreement was hand written and remaining agreement was typed with computer and defendant has already died before the institution of the suit.
kindly give me citations upon that the thumb impression is not compare upon a photostat copy and citation and upon interline spacing and upon agreement executed on the different place and some part of agreement handwritten and some part typed in favour of defendant.
We have filed a case for fixation of standard rent as tenant against landlord.
Original Landlord died and there are two sons and both have been made defendants.
Summons to one is served but other is avoiding. So can we delete the second name so that trial can commence.
What will be procedure for the same.

I have booked a flat in 2007 in a project comprising few blocks with 20 level buildings. In the signed agreement it is not clearly stated that payments are to be demanded based on the completion of floors in a block where my flat is located, its more General. The Handing over is clearly defined (42 months from commencement date) as the whole project with the exemption, in case if promoter receive the approval for higher levels.
The promoter has delayed the project and till date no handing over. I have released more than 85% of flat value by end 2010, after that I have stopped releasing any further payment. Now my question "Is the promoter has the right to demand the payments based on the progress on individual blocks?"

one of my friend is staying in my house for last 3 months because repairing is going on in his house.
he has got a job recently. In the job application he has written the address of my house. now the company is asking for address proof. the address proof has to be same as which he has written in his job application.NOW my friend is requesting me to change the name of the electric bill to his name.
Can I change the electricity bill in his name?
IS THE PROPERTY HAS TO BE MUTATED IN MY FRIEND'S NAME IF I WANT TO CHANGE THE ELECTRICITY BILL NAME TO MY FRIEND'S NAME?
BUT I DON'T WANT TO TRANSFER MY PROPERTY TO HIS NAME BECAUSE I DON'T WANT TO TRANSFER PROPERTY TITLE . I DON'T WANT TO MUTATE THE PROPERTY TO MY FRIEND'S NAME.
I JUST WANT TO CHANGE THE ELECTRICITY BILL NAME TO MY FRIEND'S NAME.
BUT I DON'T WANT TO GIVE ANY PROPERTY TO HIM.
IS IT POSSIBLE TO CHANGE THE ELECTRICITY BILL NAME TO MY FRIEND'S NAME WITHOUT GIVING HIM PROPERTY TITLE AND WITHOUT MUTATING THE PROPERTY IN HIS NAME?
HOW MY FRIEND WILL SHOW THE ADDRESS PROOF?
IS IT POSSIBLE?
IS THERE ANY OTHER OPTION TO SHOW ADDRESS PROOF?

I have been staying in rented house for 12 months now. The rental agreement is from 1-05-2013 and for period 11 months.
The notice period from both parties is mentioned as 2 months. I have given landlord notice of vacating house on this date 30-03-2014.
On 30th April 2014 i would be completing 12 months. Does this mean this rental agreement is still valid after 11 months (There is no renewed rental agreetment after 11 months) and should we compulsorily give notice period of 2 months. The Landlord is not agreeing for 1 month notice and will deduct 2 months rent (for notice period) even if we dont stay in the house. Kindly advice.
Dear Experts,
It is the suit for recovery of money being filed by the partnership firm.
Is it possible to commence the Trial by appointing a Power Agent who authorised by the Managing Partner throu registered Special Power of Attorney to conduct the case on behalf of the firm for particular case.
Under this circumstances is it necessary by the Managing Partner to come to court and to give evidence.
Kindly advice in this regard.
Thanks in advance.
