Even 30yrs old Register document which is void, is there any presumption against real owner with out his knowledge ??

Sir,
When father was alive his some of sons executed a Regd. sale deed in favour of one son pertaining his father's acquired property through inhertent from his mother witch is more than 30 yrs old without parties grand sons in that document. After execution of the said sale deed the father was died. With out having any rights when the father was alive, how the presumption section 90 of evidence act as it was a void document against grand sons who have no knowledge about the deed.Mear production of document in to the court, that document is valid or not against grand sons under section 90 of evidence act?

1) If the property is already mortgaged with another bank, can we mortgage the same for any mortgage loan scheme? If it is not allowed than as per which RBI, TPA or any other law it has been said that once the property is in continuous mortgage than that particular property can’t be mortgage any were else?
2) Whether Equitable Mortgage of Agricultural Land is possible? If it is permissible, then only to an individual or permissible to companies also? Please tell me the law regarding Equitable Mortgage of Agricultural Land in states of Maharashtra?
3)When any court or tribunal dismiss the appeal or any case whether civil, criminal, divorce, tax matters, SLP, Writ Petition or any revenue cases than the dismissed cases can be taken as or can be called as a binding precedent or binding precedent law is applicable to that dismissed cases. PlS suggest me with the help of a suitable example & if possible with the hole extract of a apex court judgment.

Please tell me what is the scope of rent free accomodation. Accomodation provided by the employer in the building which it owns and is alleged by co-operative housing society that its commercial use of building. is commercial or residential use? and, why?kindly reply soon.

There is a guy who has a house in our neighborhood, and lives in abroad. He come once in a while to stay a couple of days here. When he is here, he get all his things done, by saying he is a RAW (Research and Analysis Wing) Officer working undercover abroad against counter terrorism and also shows some fake gun to everyone, and blabber some IPC sections. I came to know somehow his date of birth and he is already 63 years old and as per our central gov retirement age, he should have retired already. When someone shout back to him, he generally keep quite. Since he acts as RAW, we cannot go for an RTI. He is violating basic civil human rights by threatening everyone for all the simple things. How to get rid of this guy's crooked behavior and expose him?

Can we file civil suit although state has registed the case & its on hearing.

Sir,
we are the employees working in a central autonomous body. we were extended a scale of pay under 1st financial up gradation under the scheme of ACP for having rendered 12 years of service without any promotion as per law in force on 16-05-2001. The same was lowered down in June 2008 and was stated that higher scale than entitlement was given and therefore lowered down and recoveries were also ordered for and consequnetly court cases going on. PLEASE ADVISE US AS TO WHAT NEEDS TO BE DONE NOW?
