I have rented out my house under 11 months tenancy agreement, which has been renewed twice to the same party.
My tenants have got many documents like voter identity card and bank accounts made on my residential address using rent agreements of respective years as adress proofs.Under the circumstances I assume that they can easily prove their continued occupancy of my premises as tenants in all previous years in case any dispute arises regarding evacuation etc.
Under the circumstances is their any use of getting seperate agreements signed for 11 months duration for each year of tenancy? What safe guards should I incorporate in future agreements to prevent any legal hassle in getting my property vacated whenever I wish.
Thanks!

A person acquired land through a will deed by his grand mother.now the person wants to dispose the land for his maintainence(he and for his wife) as his son is not maintaining the father and mother though son is having sufficient income for month and daughter also not looking them.the property came through a regd..will is the ancestral property.is there will be any problem selling the same by his children? some body is telling that property acquired through a willdeed treated as self acquired property and no body can object even by his children.advice me.
In a specific relief suit involving Plaintiff (private party) and one Government Department as Defendant.
The said government department(d1) has filed a wrong written statement by verifying partial records (mentioned in their WS). This has been verified by the Principal Accountant General of India.
Now that the Trial has begun, I need to know whether the Plaintiff can insist on the production of complete records(not partial as mentioned in the WS of D1) from D1 before Cross Examination starts.
By doing so this will enable me to bring the complete records to the light of the Hon'ble court and be beneficial to the case.
My query in short is can the plaintiff insist on production of complete records before D1 Cross examination of Plaintiff?
Thanks in advance.

suit was filed on grounds of non payment of rent.summons were issued defendent appeared and sought adjiurnments on various dates to file written statement and he didnot file w/sin one yr. time.court imposed minor penality of rs.600/for delay still w/s not filed nor penality paid by defendent. court afteri yr. struck the defence and proceeded for arguments of plaintiff.which were held without defence lawyer.case adjourned for ex parte evidence of plaintiff strucking defendent right of arguements. after plaitiff exparte evidence which stage will come or court can pronounce judgement. our submission for issuance of order for deposit of arrears of rent was not considerd and court told first they will conduct exparte evidence of plaintiff then court will consider issuing orders of payment of due rent.since tenant is enjoying property without paying rent he is not appearing on any of dates nor filing w/s nor his lawyer appearing rather tenant is laughing at landlord and asking for money to vacate.he says if exparte judgement is given he will get it set aside and for further 2yr drag the case and enjoy the property without payment of any rent. is he right.is there no provision in law that court will ask tenant to deposit rent pending suit

We had a loan case with a cooperative bank which we lost and so made to pay the entire loan amount with interest as prescribed by the bank in march,2011. But after repayment, the bank has not returned our documents/ security check, nor it has given us a release deed on our attached properties!! It has not even issued us a No-dues certificate!
All that the bank is saying is to collect all these documents from the banks head office! Whereas as the bank had disbursed the loan and attached our properties from our city branch! The repayment was also made at the local branch. So, why is the compulsion to go to their head office at a diffrent city altogather??
Is it a law of maharashtra cooperative society to obtain the release deed and all clearance documents from the head office if the bank, and that too by personally visiting that H.O.??
We have filed a criminal case under section 409 on the bank manager and recovery officer, as we know certainly that they are personally harrassing us for returning our documents.
Kindly advice us the best solution to obtain our documents in the local branch.
Thanks.
This is in connection with selling of 4 kg LPG cylinders by some private operators through utensil shops in an around Neredmet, Secunderabad AP.Filled and sealed cyl of 4 kg weight with ISI mark are also being marketed by those Utensils shops. The cylinders are kept in front of the open spaces right across the main road. They are charging Rs 1200 for 4 kg Refils.I am told those are from authorised private operators.I have down loaded regulatory directives from the govt of India on the issue. There is a mention of of "Private Marketeer" . I am unable to decipher what exactly that means. Can they flout all norms for storing , selling LPG gas cylinders for domestic use to registered subscribers only. Those private companies are distributing their sealed cylinders to any body and every body at appx 3 times the subsidized rates through the utensil shops throwing safety etc etc to the winds.I am attaching the directives for your perusal please.

Sir,
My aunty ( father's sister )died unmarried without any will.I myself along with other 4 are her real brothers son and daughters. Her two brothers already expired before her death.Only one of her real sister is alive and she is know claiming that she is only legal heir to her sister's movable and immovable property as per Hindu succession act,as she comes first in priority in class II heirs and we ( brothers son and daughter) are not her legal heirs.
Sir, my question is whether we are also her legal heirs and claim our share in her property as per Hindu succession law Or whether her sister is her only legal heir as her sister is claiming. Her property is self acquired and also some property is from her father and we are hindu family.
