Bombay public trust act 1950

A property was donated in will to a religious mandir trust under the Act. The said property has been in continuous possession of the said trust. But the trustees have failed to get this property registered in the records of city surveyor. Trustees also do not have with them the original will-deed for getting registered this property now. My query is: whether any heir of the deceased widow can, now afer thirty years, have any claim to this property on the ground that the property is not in the name of the trust in the records of the city surveyor?

Regarding property in the name of father

i just want to ask that one of my friend(the younger son) and his father leaves in a chawl( a pagadi system flat), the flat is in the name of his father and the father wants to transfer the property to his younger son and not to the elder son. But elder son is not agreeing to his father to transfer property in the name of younger son. The flat is in the name of Father only.
1. So how can he transfer property without the elder brother making any interference after the death of the father.
2. The chawl owner is charging extra amount for transferring the property in the name of younger son, is there any less expensive way to transfer the property in the name of younger son.
3. What should the father do so that after his death there would be no problem for younger son to enjoy rights on his property.

U.s. law - urgent help sought.

One of my friends married a U.S. Citizen girl and went to U.S.A in June 2009 on dependent visa. Thereafter, he got Green Card of 2 years valid upto end 2013. Within 3 months, on account of serious disputes between the couple, my friend returned to India and now procedure for divorce is going on. My friend wish to now go to US for further studies.

Can he go back to USA on the same Green Card ? Can his wife create any legal issue if he is in USA ? Can he apply for further Green Card after expiry of the present one in end 2013 ?
Urgent help is sought please.
