As per unregistered un demarcated family settlement i have a share 50%.Since the property can not physically be divided .
Query what is the legal opption?
Sale or file partion a suit?
In either case can the other share holder reframe me to sell my share .and even can he legally object to my filing a partion suit.

My mother is the only living daughter to our died grandmother. My mother as one and only legal heir, sold an immovable property(in her mother's name) for her financial needs. One of our brothers is demanding a share in the sale proceeds claiming the sold property as ancestral. Is his claim admissible and valid under the existing laws? We are Hindus and property is situated in Andhra Pradesh.

I am from Noida. I am a flat owner here which is constructed on Lal Dora zameen. There are many flats in our society. Builder has done the registry of every flat. He has Alloted parking as well. There are few flat members who had issue with builder management so builder given the maintenance responsibility to those few people. Apart from this still those few people are having issue with builder when he constructed shops in the ground area. In the broucher that area was named with some design but not any hall or something for the flat owners. So those 6 people send a complaint notification to registrar, Noida authority and CM YOGI as well and written some harassment and bad allegation on him which are false. Now those 6 people do meetings everyday and plan new ideas to embarrass the builder everywhere. I am sister of builder , our family is suffering with this . Those 6 people are mentally torchering us as they know we are at builder side. There is one lawyer from those six people. Please suggest what should we do or can my brother go for DEFAMATION CASE on those few people who are involved in that?
1. From which date it was mandatory to get gramakantam lands registered with sub-registrar in Telangana.
2. We have purchased a plot in gramakantam on 27-07-2018 through sale deed (unregistered), later mutation was not done by the gram panchayat and now we approached the Gram panchayat for mutation but they are asking registered sale deed. Kindly give us your valuable legal suggestion.

1. Brother gave a notary GPA to sister.
2. Sister with notary GPA sold a property to 3rd party via registered sale deed (brother did not know the transaction)
Is notary GPA vaild to sale or register the property.
3. after 23 years brother transferred the property to sister via gift deed.
4. now sister in possession of property and paid all katha,tax and plan.
note : 3rd party not in possession and does not hav katha
who can hold the TITLE now - pl advice

My parents had purchased a property in Pune. My mother died earlier and my father last year.
By virtual of registered will made by my father and being the only child the property automatically got transferred in my name as advised / guided by experts to my earlier query .
I would like to thank Experts , Shri K Rajesekharan , Shri Kavksatyanarayana , Advocate Bhartesh Goyal and Advocate T. Kalaiselvan for the replies they had given to my earlier query which saved me from getting misguided and most important the mental torture.
I want to understand three more points:
Point no 1
If I make registered will then can i mention that in case of my death the whole property will be transferred in the name of my wife and after her death the property gets transferred equally in the name of my two daughters or i can not mention this as I have not purchased the property but acquired the property from my parents after their death OR will it be equally transferred between my wife and two daughters after my death ?
Point No 2
on the basis of point no 1 if I am permitted to decide who gets the ownership of property after my death than if myself and my wife make a registered will mentioning that after our death the property will be equally divided between our two daughters .
Please help us to understand what step by step procedure my daughters need to follow so that they are not misguided and put to mental torture as I was ?

When is the probate of a will is needed ?

Hello Sir,
My father and mother jointly owned a property in Pune , Maharashtra and as per religion we are Jain.
My mother died in 1998 and my father died last year and I am the only child.
My father had made the registered will according to which I am the executor and beneficiary of the will and the only child .
With the help of the will and death certificate of my father and death certificate of my mother i have my name in the property tax .
I have been advised that i should also get the sale deed transferred in my name to avoid any complication in future.
Since I have the registered will and i am only the child and beneficiary :
1. will i have to pay nominal stamp duty or pay stamp duty as per the prevailing govt rates ?
2. Is any other type of certificate needed or i need to just approach sub registrar office of my area for the transfer of sale deed in my name?

I AM PLANNING TO PURCHASE 2 SHARE HOLDERS SHARES OF A FLAT IN MUMBAI, I AM ONE OF THE 11 SHARE HOLDERS, WE ARE ALL REGISTERED ON THE SALE DEED OF THIS FLAT IN THE YEAR 2011.
SIR, IF I PURCHASE 2 SHAREHOLDERS SHARE, CAN I REGISTER A SUPPLEMENTARY DEED UNDER THE ORIGINAL DEED OF THIS FLAT WITH THE SAME SUB REGISTRAR OFFICE WHERE THE ORIGNAL SALE DEED WAS REGISTERED 10 YEARS AGO?

SIR, MY GRANDMOTHER HAD SIGNED A GIFT DEED IN THE YEAR 2007, WITH MY MOTHER AS THE SIGNATORY. I WAS 10 YEARS OF AGE THEN. MY MOTHER & GRANDMOTHER ARE NO MORE.
THIS GIFT DEED HAS ONE WITNESS WHO IS ALIVE TILL DATE.
THIS WAS ALL DONE AT MUMBAI AS THE PROPERTY IS IN MUMBAI.
NOW AT 35 YEARS, CAN I REGISTER THE GIFT DEED?
IF YES, WHAT WILL BE THE PRODCEDURE, STAMP DUTY & WHO IS NEEDED TO BE PRESENT.
HOW CAN I LEGALISE THIS GIFT DEED IN A LEGAL WAY AS THE PROPERTY IS STILL AS THE WAY IT IS- UNSOLD & IN BAD SHAPE.
