Sir,
I have one flat at Thane District of Maharashtra. I want to give the flat on the Leave & License basis. Please reply me on the following points:-
1) Is leave & License agreement mandatory to be registered in Maharashtra for the flat having monthly fee of below Rs.5000/-?.
2)If the Leave & License agreement is not registered for fee below Rs.5000/- and the agreement is notarized than what will be the effect of the same.?. Will it be a void or valid agreement ?.
Please guide me in the matter.

Now I want to register property in my name.
1) Whats the procedure of POA to be given to my dad?
2) Is registration required for POA also or simple notary will do?

Hi Sir/Madam,
My father owned a flat in Mumbai, which he had received under redevelopment. My father expired in Jan 2014 leaving behind me and my eldee sister.
Since the flat is in redeveloped building (oc was obtain in the year 2009) no society has been formed till date.
Now when i approach builder office for tranfer of flat in my and sister name... They refuse to accept the request letter stating it cant b done now.
Kindly guide me on the procedure for tranfer in my and sister name.
Document available is the agreement made during redevelopment and allotment letter both in name of our father

Father settled the house property in favor of my mother in 2006. Mother died on March 2015. After perusing the certified copy of settlement deed, the contents are thus: “My sons and daughters will have no right to object to my settlement deed in favor of my wife, and will have no rights, and no continuity. Not sure it is father’s self-earned property or ancestral. Father is in 80s and not active. As a son only my name is in the ration card, adhaar card and voter id. I live in a rented house where I work with my family. My 3 elder brothers got married and living separately and sisters are married and one of my sisters is currently looking after my father. How I can get my share in the property. I live in Tamilnadu . What will be my property rights as a Muslim and How I can get my share? Father is willing to help.

I am a Landlord of a premises in Mumbai. Recently in the Trail court matter judgement the Decree is passed in my favor.The Tenant was asked to vacate the premises in one month. However He has filed an appeal in Appalate court. The matter is pending and now without taking the matter seriously this person has started doing renovations in the premises.
I want to know wether one can do any work after decree is passed against him and as such the work which is being done is not at all urgently required to be done. He can wait but he has not paid any heed to the court. I have filed a complaint against this ongoing work with Police and BMC but there is no response from their side. Now I am filing a Injunction application . Please let me know whether this application would be allowed to me and will his work be stopped by the court till final disposal of the appeal.

Can the owner of the flat write the entire content in form of a letter mentioning and appointing a nominee after his death or it is mandate to fill the Form 14 in triplicate nomination form?

Unable to get the land allotment papers from land department, rajasthan
Many years ago, my father had been allotted a land in Bikaner (Chattargarh Area) Rajasthan under Indira gandhi Canal project. The department personnel came to our village to collect the data many many years back. We have no documents regarding that except the fact that my grandmother remembers some survey people taking down the details of our family members for proposed land allotment.
Few months back, we got a call from a person who told us that an area had been allotted under my father's name and he is interested to buy it for some cash. We therefore conducted an inquiry in the department at chattargarh, but the department people are not providing any details.
Local people of the area told us that these people are interlinked with the property dealers who wants to capture all the land.
Please suggest how should we proceed ?
