I've recently purchased a flat in Mira road, Thane. The society has ridiculous rule of no pets allowed. I shifted in my flat without my dog but since his health became too weak I had to bring him in. Now to complete my loan procedure I need a NOC but im scared that society might refuse to give as I've brought my dog. I know that I'm legally correct and I can keep my pet dog in my own flat. If they refuse to give me NOC what should I do?

Dear Sir, my uncle ( father's elder brother) wrote a will favor of me and my sisters2, total 3 persons, property house situated at chennai and contains 6 portions, after his death we fill the probation in the madras high court and got the order ( after pay the court fee as per guidance value ), now we have high court probate order, now please advice on how to transfer the property titles to our name, while checking EC on the said property it should show our names, kindly advice.

My father purchased land in 1970,after his death (intestate) property came to my mother.we r 4 siblings.recently we have received 1b form in Telangana land survey.all of a sudden,land was mutated to another in pahani in online.when we approached MRO,they said land was already sold by our mother & elder brother in 1998 but not mutated in pahani.i have taken cc of land in sub- registrar.there is no sign of me & my two sisters.My mother died in 2003.land was sold in 1998.at the time selling me & my two sisters are majors .
1.can we file suite for partition ?
2.or cancel the sale deed.
3.Is there any time limit for these case.
what we have to do now.Plz suggest.

Builder after 3.5 years of new construction is asking for 50,000 as security deposit flatwise.We have 1BHK, 2BHK 3 BHK AND 4BHK flats in the building.
Pl advise at earliest.

I have taken a loan of Rs. 50 lakhs by giving my property on equitable mortgage to the bank. I have paid Rs. 10000 as stamp duty which is the maximum amount to be paid for stamp duty. Now I have taken an additional loan of Rs. 20 lakhs, on the same property from the same bank. Am I supposed to pay stamp duty on this 20 lakhs too, as this has been taken on the same property and in addition to the previous loan. The maximum amount of stamp duty i.e Rs. 10000 was already paid earlier for the previous loan. So my question is am I supposed to pay stamp duty again on the new loan of Rs. 20 lakhs as I have already paid the maximum amount earlier?

Hi, For a vacant approved plot purchased, the approach road is to pass through 24feet and then through 20feet. When construction plan was applied to CMDA, the officials stated that 20feet road is considered as a passage, but 24feet road has to be handed over through gift deed to corporation. This was not done by land owner at the time when this land was divided into plots and approval was received. Now the land owner is hesitant to reach out to concerned officials to perform this. As CMDA not approving on construction plan, is there a way to move forward to overcome this issue.

Is there any other document available like saledeed...etc...please suggest me whether I buy or not

is there any by law by which members residing in co op housing society can prohibit parking of vehiles owned by members owning shops /commercial establishments in that society ?

Sir,
My father-in-law has a LIG flat in Noida and he has written in his property papers that "this flat belongs to me and my daughter" and my wife is the only living daughter at this time.
My father in law wants that we should include her name in the flat papers or get this flat transferred in her name as life is uncertain.
1. What is the procedure to do the same in Noida and what documents are needed and how much money will be charged in this?
2. Even though the sentence states that "this flat belongs to me and my daughter", can he gift the flat to my wife via a gift deed and if so, what will be the procedure & where to get it registered.
Currently, we all are living in Delhi.

Removing my wife's name from property with her consent
Hi! I purchased a flat in May 2015 jointly with my non-working wife. Her name on the property was for namesake only (no contributions). Now I want to remove her name from the property (with her consent). What will be the transfer cost (stamp duty, registration charges)? The property is under loan repaid by me. Location Ghaziabad UP.
