Tenant issue

I am from baroda , gujarat . In my house ground floor is locked by tenant and he has his own 2 resident property in baroda. But still he is not ready to return my house .

I purchased house with tenant before 2 years and i did not taken his rent from the last 2 months as per my advocate suggestion .

Please suggest me how can i legally take against him ?

Also please suggest me how can i get his house paper for filling a case as 8 have his full address ?

N.o.c. for sale of flat

Society committee is de solved and all charges is being taken by the registrar do he have right to give N.O.C for sale of a flat ? If not then who can give ?

Incomplete property address in sale deed and notarized gpa.

After i purchased the property the Property address/location is mentioned incompletely under schedule property section of sale deed and Notarized GPA (General Power Of Attorney).

The property is the self acquired property(seller) and the sale deed has concenting witness party represented by the GPA Holder.
So the Self acquired property owner (Seller) and the GPA holder is the same person and the concenting witness party is the major child of the seller.

And the GPA is not registered under Sub Registrar office but its Notarized.

As the incomplete mentioning of property location/address in the sale deed can be rectified with the rectification deed at the Sub Registrar office.

Is there anyway to correct the incomplete property address/location mentioned in the GPA which is Notarized but not registered in Sub Registrars office ?

Appreciate your expert opinion on this.

Sale agreement on rs 20

MY FATHER HAD PURCHASED A BUILDING IN UP VILLAGE FROM A RELATIVE BY JUST MAKING A SALE AGREEMENT ON RS 20 STAMP PAPER MENTIONED THEREIN THAT HE WILL DO REGISTRY AFTER ALL PAYMENT. MY FATHER ALSO TAKEN POSSESSION FROM HIM AND VISIT AND LEAVE THERE FROM TIME TO TIME BUT THE SELLER HAD NOT DONE REGISTRY BUT NOW AFTER 11 YEARS NOW MY RELATIVE HAD BROKEN LOCK AND TAKE POSSIONED OF HOUSE AND SAYING THAT HE HAD NOT SELL HOUSE. MY FATHER ALSO CONSTRUCTED ONR MORE FLOOR ABOVE THE PURCHASED BUILDING. ONLY WATER CONNECTION WAS IN NAME OF MY MOTHER.SALE AGREEMENT IS BETWEEN MY MOTHER AND RELATIVE. WE HAD DONE HALF PAYMENT IN CASH AND HALF BY CHEQUE. PLEASE SUGGEST ME THE LEGAL REMEDY AVAILABLE TO ME.

Adverse possession

WE have a Land in a small village in andhra Pradesh. It is 1 acre. It is in the Name of our mother. Due to My mother health condition, WE shifted to City for better Treatment 5 years back. We left the land vacant. Every year we Go to our village once and Check our Land. Recently WE visited our village and got shocked by seeing our neighbour farmer is doing agriculture in our Land.
We asked him that it is our Land. Why are you occupying our Land. Then He replied "who said it is your Land? I am doing agriculture in this Land since 20 years".
Then we asked our other neighbour farmers for Justice. They are not supporting US. They are Also talking in His side.
Then we replied " WE have All records and Land tax receipt and we will Go to Court for Justice". Then He said " this is village. I have all neighbour Farmers Support. They are belonging to My caste. You may have records but you dont have possession and neighbour Farmers Support. You will Not win the case in Court. Court will give justice in My favour".
Please help us in this issue.

Regarding distribution of property.

i am from telangana.my grandfather died in 1996 without no will.he has 4 sons and 1 daughter,i am the son of the daughter.my uncles divided my grandfather's property into four equal shares and they are the owners of the land now.my mother got frustrated by asking her share to them and finally filed a case against them.she got married in 1983.but the lawyer said there is ambiguity in the case as she was married before the hindu sucession act in andhra pradesh came into force which came into force on sep 1985.cannot she claim her property by hindu sucession act 1956.does she has any right on the property now and can win the case in the court and get her share.

Co-operative housing society

My sister is a senior citizen, she owns an ownership flat at Kandivali, Mumbai jointly with her husband. Her name stands first in the share certificate and the registered documents and the name of her husband stands second at both places. She does not have any children. Her husband demised some time back.
What is her position with regards to the ownership of the flat? does she automatically become the sole owner or she has to get a succession certificate from the Court? can she sell the flat?
What should she write to the society to delete the name of her husband from the share certificate? How can the name of her husband be deleted from the registered documents of the flat?
Your advice and guidance is requested.
