Court fee , other fee for probate of the registered will

i need to know that in delhi if we apply for probation of will what is the approximate expenses would be occured including court fee and lawer's fee and all the value of property that is being probated is around Rs 15 Crores. and the property type is the residential home. i came to know that the court fee is somewhere around 0 to 8%of the value of the property , is there any upper ceiling to it ?? or i end up paying 10 Lakhs just for court fees ?? please do tell

Sell minor's share in self acquired property without court .

How to sell my self acquired (purchased) property jointly registered with my wife & my minor 2 kids as co-owners without court permission ?

I am a resident of kolkata. In march 2017 i purchsed a property consist of land & building in kolkata and i paid the full consideration of registered sale deed from my own funds without any loan. I have mentined myself (as self purchaser) + my wife + 1 minor son + 1 minor daughter as vendors/owners of the said property. Mutation is also done in all 4 names of my family members.

Now i need immediate money to support my business. Me and my wife decided to sell the property. We are staying in a different property owned by me (no one is staying in the property that we intend to sell).

Now when we tried to sell the property, buyer is asking for court permission for minors. We consulted local lawyer but he said that it will take minimum 1 year to get the court permission. If i do not support my business with money then i have to close my business, so please mercy on my family and give legal opinion how to sell our property without obtaining court permission. If my business is closed then i have no other alternate of surviving with my family. Me & my wife are ready to give any sort of undertaking but help us to sell the property legally (protecting buyers interest).

सर, क्या पुश्तेनी संपत्ति में बिना बटवारे के किया गया रजिस्टर्ड वसीयतनामा खारिज हो सकता है
मेरे दादा जी ने 2008 में बिना बटवारे करे बिना पुश्तेनी जमीन में आधे से ज्यादा जमीन की रजिस्टर्ड वसीयत चाचा के मौजूद होते हुए उनकी पत्नी यानी चाची के नाम कर दी थी ।
कुल जमीन में से तीन भाग चाची के नाम नामांकन हो कर बाकी बचा एक भाग में मेरे पिता जी तथा मेरे चाचा के नाम पर शामिल खाते के रूप में दर्ज है ।
वर्तमान में दादा जी की मृत्यु हो चुकी है तथाचाची ने वह जमीन नामांकन करवा कर दूसरे को विक्रय कर दी है ।
क्या यह वसीयतनामा खारिज हो कर मेरे पिता जी और चाचा के मध्य यह पुश्तेनी जमीन का बराबर का बंटवारा हो सकता है।

Rights of daughters in agricultural land in india

My grandfather demised on 5th july 2005. after the death certificate was issued, the patwaris immediately transferred the land equally on the name of my father's , 3 brothers and 4 sisters. are the sisters entitled to the share??. and is hindu succession act 1956 applicable ?? the property is situated in rajasthan. i studied that for daughters to get share their father should be alive on the date of amendment. is is true?

What is the legal remedy to remove sisters right in the property? what is the process?

OLd property issue

Hi my father has 2 brothers and my father died before 2 years and my mother died before 10 days. And my elder father want to sale our village for property in which they all 3 brothers has a part. And we are 2 sister and 1 brother and brother left our house and we dont know where he is. So how can we add our name in property and is it possible to sale this property without adding our name. Bcoz I dont have a trust on my elder fathers.and how can i put stay on this land.

Who can collect maintenance charges non regis society

We own a flat in a building where are 7 flats and 3 shops in navi mumbai
my question is can a Flat owner collect maintenance of flats or call for GBM and threatens to disconnect and change water and elect meters. where there is no co-op housing society formed and he is acting as a so-called Secretary/treasurer of the building.
we are not aware neither we have received any letter if the builder had any kind of meeting where he has appointed or handed him over the authority to do the same.

if he is doing so without our knowledge what action can we take against him.

I need to transfer agriculture land which is located in village in Andhra Pradesh state from my father name (property coming from my grand father) to myself or my mother name because my father died. we have patta and pass books on my father. What documents required ? and to whom should we give these documents? and how much time would it take to get this complete? Thanks in advance

Can i buy agricultural land

hello ,
planning to buy agricultural land in Karnataka, currently we don't own any agricultural land and our annual income is more than 25 lakhs , our aunts is owning land (my grand father's brother's daughter ) still she is alive and he is having agricultural land in her name .based on that can i obtain the agricultural family certificate ? and buy .if not is any legal way to buy land please suggests the same ,
