Req Help About Tennont

we have old Road front property and have 4 shops in the building we stay 1st floor on building and 4 shops at ground floor. 4 shops aquire by 4 diffrent tennont and now my 2 sons want shops for there business. because they are doing business at another place on rent.
our tennont giving rent regurlarly & the tennonts son doing business there because main all tennont were dide before 3 yr.
our all tennont having more property like 1 tennont have 4 shops . 2 tennont have 3 shops at another place they are very rich.

i want my property back because my son do not have shops to do there business and they are paying heavy rent on another place.

i have cunsult some lawyers they told me to file suit .

but i think it will take 10 to 15 years in court for result.

plz suggest me is there any process or any law for fast result in court will solve my problems.

can i file suit or not its my big confusion.

please give me suggession.

WE WANT EXCEMPTION UNDER HINDU SUCCESSION ACT 1956 IN SECTION 14

OUR GRANDMOTHER CAN BE FULLY OWNER OF OUR GRANDFATHER PROPETY UNDER THIS RULE ? AT THE TIME OF PARTION OUR FATHER AND UNCLE'S WERE MINOR AND SHE BECAME INHERITENCE OWNER OF THE PROPERTY
( THIS PROPERTY IS ANCESTRAL PROPERTY )

we are pritinor and she excute will against us

can she becomes fully owner or she has limitation if yes pls tell us

Ancestral Property

My father owns a wing of his ancestral house along with my paternal uncles. His portion is in his name. My question is can my father sell his portion to an outsider as my uncles are not offering market price for the property?

Old dated stamp paper but agreement entered for future date

Dea rSir,
Pls let me know what is the solution for the for the following problem.

It is a case of Sale agreement to purchase flat in Vijayawda.Vendor and Vendee entered into sale agreemnt.the details as follows.
Stamp paper purchased on 10/02/2010 where as agreement entered date is 22/01/2010.And Vendee made a payment on 22/01/10 through cheque to vendor.

Is this documnet legally valid to proceed furhter.

1)Can an Associate Member of a Co-operative Housing Society become a Secretary of the Society.

2)Maharashtra Co-op. Societies Act, 1960 is governed by ROC or by State Govt?

gift deed

dear sir,
plse let me the following:-

1. whether the court fee for gift deed in case of land property is more than normal registry? & how much is it?

2. can the property which has been gifted to someone be easily sold by that person ?

3. how should the partition of immovable property be done between three brothers in case they have mutually agreed on it so that there is no problem in future?

Land Ceiling and Aquisition

Dear Experts
This s concerning land in Chennai suburbs. It was purchased in 1987 as part of a layout approved by CMDA ( then MMDA) and the layout with MMDA approval reference is available. The persn who purchased in 1987 still holds the land and has also been issued a computerised patta .Is it possible that such property comes under an old Land Ceiling Ac. If so , what is the remedy to get exemption and make it saleable . Also is it possible to check whether this land comes under any Goverment aquisition move . How is this to be checked . If it does come under Govt aquisition move , what is the remedy for making it saleable.

Urgent Help Needed ...

Dear Experts,

We have had a piece of land of 10.12 hectares (25 acres) in Gondia district of Maharshtra under a single name in land and revenue record since 1975.

The said above land was auctioned by SDO in 1972 and was purchased by a party Mr. X with the permission of SDO and proper sale deeds were executed for the same (registered sale deed), then again Mr. X sold a piece of 10 acres from his part to Mr. Y with prior permission of SDO.

We purchased the land from Mr X (15 acres) & Y (10 acres)again with the permission of SDO in 1975 and got the possession and our name on revenue records and since than we are enjoying all rights of owner till then.
(Both Mr X & Mr Y are Non-Aadivasis)

We have pledged the land in bank for Horticulture Loan by means of Registered Mortgage. We had invested about Rs.25 Lakhs in land development (including Land leveling, borings, drip irrigation, quarters/godown etc.) from loan till now for the said project.
We shall be cultivating bananas and vegetables in near future.

In 2006 an "AADIVASI", Mr Z approached Tahsildar's court & filled an appeal stating that the said piece of land should be returned to him as it belonged to him before being auctioned by government authorities in 1972.

IN July 2008 Tahsildar issued an order for the appeal of Aadivasi Mr Z, stating that the above land DOES NOT FALLS under the "Mahrashtra Aadivasi Land Return Act 1974", as the land was duly purchased from Govt. auctions by Non-Aadivasi Mr. X to Mr Y and so on with permission of SDO and hence there is no question of land being to be return to Mr Z. (we do have the copy of issued order of Tahsildar.)

But now on 25 may 2010 the SAME Thasildar issued an order to Revenue Inspector that the said land should be returned to the Aadivasi Mr Z.

Please let us know what is the remedy for us against the Tahsildar and Aadivasi Mr. Z who is trying to fraudly grab our developed agriculture land from us.

REGARDING A SALE DEED

Dear all,

My uncle has got a property by 1995 , wht happened is there is a mistake in the survey no and he is paying the property tax in the same survey number as that of the seller , he didnt notice the same for 15 yrs but now he wants to change the survey no by making a new deed , will the rate of sale be the sale as that of the old ,

The problem is the seller is not signing the deed, they are claiming the money as of now.


what should I do
Please help .
