Rate Change after booking the Flat

I have booked the flat @ x rate per sq.ft for 1BHK and builder has given the receipt of the same after taken a booking cheque from me but till date he not deposited booking amount cheque in my account. Now builder want to change the rate of per sq.ft of the Flat.
Can the builder change the rate after issued booking receipt ?
Any remady for this for me.

Transfer of property to minor as a gift

Hi,

I wanted to transfer my property to my son as a gift. It is a independant house with G+2floor, which my father has gifted to us. Ground floor on my sister's name, First floor on my name and second floor on my brother's name.

I want to understand if i can transfer my portion to my son who is just 4 years and want the power of attorny on my wife's name. And one's my son become Major/adult the complete ownership lies with him.

After the property is transfer on my son's name if i want to sell my portion to other member what will be the procedure?

Is it possible to cancel the gift after i transfer the property?

Your advise are much appreciated!!!

difference between Agreement to sale and sale deed & Development Agreement and Sale Deed

A) Please help me to understand the difference between Agreement to sale and sale deed & Development Agreement and Sale Deed.

B) The second question is what if the Developer or the purchaser has paid the total agreed consideration unto the owner and subsequently the owner refuses to execute the sale deed or want to cancel the transaction. Apart from moving in the court of law what remedy is available to the Developer or the purchaser as the case may be.

right of bride on the property of father in law

Sirs,

I've a dispute with my wife and she is living separately from me. I'm ready to pay her maintenance and alimony if ordered by the court. But the girl wants to eat my father's hardened property. Is there any law under which she can claim her right in my father's property against my father's will. My father has already debarred both of us from all his movable and immovable properties and has severed all his relations with us (through an advertisement in a national level newspaper). Is there any chance available with the girl for doing this. Pls through some light.

Terspasser in private land

Sir,
I have a land in chennai which belongs to my mother.Some trespasser have come there and settled there by building a small house.Unfortunately the document of the land is also missing. I went yesteraday and took an EC, and the land is still in my mothers name.What can i do??!

distribution of property

sir,
my late father's brother's wife is expired recently. she purchased one site through employees housing co operative society & made us i.e me and my brother as nominees since she no children's and her husband is expired 10 year back she has one brother she has no children & her husband is dead but my late father has 3 daughters & children of one of daughter's has spent some amount for medical help for her now they ask us to repay it from her property and her brother, 3 sister is asking for share in property she has made no will kindly tell us how it'll be distributed

Gift Deed Execution and Title of ownership

Dear Experts,

I was gifted an immovable property last year via a registered gift deed. I submitted the said gift deed to the housing society office of the said property. However, the title of the property has not yet been transferred in my name. Is this a matter of concern? Can the gift deed be considered not executed since the share certificate is not in my name? What is meant by "an executed gift deed"? Is it different than an "registered gift deed"?

Family property

My father got his ancestral land from his mother. He asked my four brothers and sister for share but no one was willing to have that land. At last my father transferred the land in my name. Now my second brother is asking for his share. What should I do and what the law says. What if other brothers and sister asks for their share at later stage.
