Ours is an undivided ancestral property ,
My grandfather had 3 daughters.
my grandfather had 50% and the other 50% was with my eldest aunt.
My grandfather passed away in 1987 and my eldest aunt passed away in 1984, she had no children or will.
My mother and her sister are the only surviving members, my aunts children sold their property to a builder in 1988 claiming 50%.
This builder has made changes to the 7/12 extract adding his name as 50% owner , without adding our names, no notices were serviced or ever sent out from the CTS office. There was also no family arrangement with regard to my aunt
If I want to reverse this mutation in the property card , whom should I approach, is it the collector's office and what is the process I should follow?

I have overlooked the one digit error in my PAN card no. quoted in my house agreement registration documents. Can this cause any complication in future? If yes how can I get it rectified? Please advise me accordingly.

we are 6 brothers and sisters, parents expired without making any will. we have a landed propery and the builings are rented out. The income from the property is wholly/ fully enjoyed by only one brother and his inlaws. Is there any provision to stop the income legally till the property is divided.
My friend entered with an agreement for Sale, for transfer of immovable property .(He is vendor). Period of the complementation final transaction is end. Now for some reason both the party want to cancel the transaction. Then on this 'Cancellation Deed' how much stamp duty require to pay? Is it same which pay at the time of Agreement for Sale i.e 6%..

My fathe thru an unregistered will left his immovable property to my mother and upon her demise the property would go to us two brothers. At present we wish to sell the property but are unable to do so since my mother has onle a life interest in the property. Is it possible that my mother releases her life interest in our (we brothers) favour and then we sell the property

If a Land is in the name of 5 Brothers as it was in the name of their fathers before his death. but now all 5 has equal right can thee any 4 brother sell 4/5th land without knowledge of 5th brother, Further the land is not alloted as per map in individuals name all 5 are equal owner. So the area is not specified say who is the actual owner of a part, Can the 5th claim the front if 4/5th are already sold by the 4.

Equitable Mortgage
Respected Experts, I would like to know about equitable mortgage. I am working for a profit making private trust in chennai lending to lower income group. We planned to provide house renovation loans by accepting title deed as collateral. As our loan size is small & cost of registered mortgage is high, we would like to create equitable mortgage. what is the procedure to do this and how to execute in case of default? Thanks in advance..
