Ag.land of partnership firm was purchased by a pvt ltd co.. One of the partner of the firm was not interested to sale the firm'land. so when firm sold his property he signed on sale deed as a partner and he became a purchaser of 10% and the company of 90%of the property in one sale deed. Now the purchaser of 10% wants to join the company. What types of documents/deeds/agreements to be signed in favour of the co. so that the company can sell the property without active involvment of the 10% owner.

a) What is the difference between joint ownership and co-ownership? Are there any pre-requistes to these concepts and documentation requirements for the same?
b) Does joint owner/ co-owner need to contribute funds for such status?
c) Can a husband contribute all the funds to purchase the residential property but have such asset in joint names (his wife and himself) and register it in such joint names?

my grand father has 3 son and two daughter.
my grand parents was no more.my father's one sister was died and her husband claim his share in my grand father's house , in which presently my father and my 2 uncle are living with their families. my father's sister's husband forced my father and my uncle to sell the house and give him his share though my aunt was no more. My grand father has no will.tell me is his claim is right or not?

I belong to a hindu family.my father & my uncle runs a partnership firm in a rented wakf property(Shop),since 50yrs,acquired by my grandfather(not alive),he has not left any "Will" nor by my grandmother(not alive).The rent receipt still comes in the name of my grandfather.Now my uncle(who has no son but only 2 married daughters)wants partition of the firm,and planing to dispose off his share of the firm buy subletting to any 3rd party in exchange for "pagri"
Que.1. According to law can he do the partition of this firm without my father's consent?
Que.2. If internal partition happened,then can my uncle sublet his share for"Pagri" to the 3rd party?
Que.3. If my father don't want this partition or subletting to the 3rd party by my uncle,Can he stop this?.Please suggest the ways for doing so.
Que.4. If in case subletting to the 3rd party occurs,
how will my father's interests/title to his share in the property gets affected? Can landlord put pressure for vaccation on us at that time?

what are the charges for deed of gift of a property in ghatkopar from mother to daughter? can it be done in chembur registration office? how much time it takes?
A shop was taken on lease for 30 years by a registered lease deed. There is a clause in the lease deed that the lessee can mortgage the shop.
Now my question is whether a lessee in a 30 yr lease can mortgage the property?

Dear Experts,
Pl. help me by giving a right and effective advice in the following matter:
I had bought a small office (100 sq.ft.) in Fort area near VT from the builder and I am a founder member of society since 1992. The managing committe was eying my office and wanted me to surrender it to the. and on my refusal threatened me of dire consequences. Due to corruption police did not even register an NC and they broke open my office, stole goods worth 80000/- in the year Jan. 02. Police did not rgister the FIR and delayed it till Dec. 2003. Society in order to pressurise me made me a party in a civil suit of 1998 saying that my room is also illegal. The case against accused persons is being heard by MM and the civil suit against me is dissmissed. In the mean time society has disconnected power supply to my room and is not allowing me to get an independent elec. meter. In spite of my paying stamp duty and share money they are refusing to hand over share certificate to me for continued harrassment. I therefore want to opt out of the membership and want to pay the BMC taxes directly and then apply for a separate connection for power supply to my room.
a) Can I pay my BMC taxes directly ?
b) Will the BEST provide me power supply or refuse it to help culprits ?
c) What are the options open to me as I can not use the office premises evenafter dismissal of false case ?
I had taken up the matter with Dy. Registrar of Co op Societies but they are not acting against them due to bribes.

Protection of Tenant under Rent Control Law is no longer need.
Protection of Tenant has over-populated the metros and major cities as tenant get protection.
Rent control should not be applicable to posh areas and metros where cost of living index is very high as compared to villages.
Absurd laws needs change.
Rent Control should not be applicable for tenancy more than one year. 1 year is good enough to find another accomodation
Rent control should be applicable to 1 room or small house say 500 Sq. Ft or 50 yards.

what are the rights of a grandson relating to the rented property (shop in possession for 50 yrs.) acquired by my grandfather (not alive)and is currently in posession of my father and uncle in partnership. Rent receipt still comes in the name of my grandfather.No will has been left by my grandfather nor by my grandmother(not alive).I belong to a hindu family. please help me.
How to face real-estate mafia
Dear experts,
My plot came through ancestral property is about to take over by real estate mafia.
My grandfather who was working in Meenakshi Mills Ltd and also a member of Meenakshi Mills Workers Cooperative Industrial Housing Society got a 2960 Sq. Ft. plot. This plot was registered to my grandfather’s name by the Sub-Registrar, who has the official authority to do so during the above said mills was bankrupted at 1970. Like my grandfather there are 71 members getting similar kind of plots on their names. The plots are well planned over 5.9 acres of land with 20 ft road grid. Most of the members sold their plot and some of them are still retained in their name. My mother got this plot as a gift from my grandfather at 1984.
There are 30 houses well build over these plots and the occupants are leading ‘peace full’ life. Recently, a gang threatened the people and tries to encroach the un-occupied plots. While the other occupants object the same, the gang raising the false PCR complaint over the occupants. One of the occupants is practicing as a lawyer after his retirement from government service is strongly opposing the gang. But the gang received Madurai branch of Chennai High Court order on their favor to possess the whole land and it is mainly because of political support. However the lawyer facing alone the gang in the court, I want to help him some way or other. Since I am under central government service I may not frequently visit the court. So how can I face this situation?
