panchayat approved property

I am planning to by land near mahabalipuram, layout is having panchayat approvel only,wheather can i able to get approvel from DTPC for that land,and may i eligible for housing loan to bulid to new house there,they are giving approvel for construction from phanchayat also..........

Lands Assigned by the govt.to depressed class

Certain lands assigned by the govt to Depressed class were purchased by the company.
1.Is the transaction valid.
2.Is transfer of patta possible.
3.Ec does not show the updation from the previous owners which was also a company.
4.is there any other provision to change from company to trust.
5.Few lands have patta number.
pls comment on the same.

Agriculture land

Hi,
My husband's mother got expired.So mu husband's realatives took a decision to ditribute the shares of land to all our family members.My husband is having only one elder sister.Shares are as follows...

1)My husband share:12 acres
2)Sister-in-law share:12 acres
3)My husband's fther's Father(grand pa):2 acre
3)My Father-in-law share:7 acres
But in this 7 acres,4acres writtens as after my father-in-law's death my husband will be the owner for that.

Note: My fa-in-law is having second wife now.He is planning to write his share of land some thing to her.But that is not fair.Because the will is written as after his death,my husband will be the owner for 4 acres.We dont want to loose that why because this property is not earned by him.This is coming from generations and generations.

My quetions are:
1)Is he having the right to sell or write to someone on this properity?
2)Can't he do without our(my husband) permission?
3)what precautions we need to take?
I need answers please..

parking charges

i own a flat and one reserved car parking on dhole patil road, pune.
i have two cars, one is parked in my reserved car parking covered under the building and another in open where we have ample space and we use for visitors occasionally.
now the society has passed a resolution that parking in society premises other than covered will be charged 3000 per month and they have done so and sent me bill for the same.
my question is
can a society charge a member for car parking in society.
can the charges be so exorbitant, are there ant restrictions or limit for the same.
its interesting to note here since we have ample car space we allow visitors to park car freely.
please advice me what action i should take.

Property

Hi, My friend purchase a property (plot area 230 Sq.mtrs and construction area 110 sq.mtrs) in Ahmedabad at Gujarat. The service tax, vat tax is liable today? The cost of land and cost of construction mention in the sale deed? If he make a construction agreement by notrized it's velid? How he decribe the cost of construction for service tax or vat tax. kindly attach a draft of Sale Deed or Construction Agreement for service tax or vat tax.

Could you please help me by guiding me as to what is the convenient way to sell off a property?

The owner is related to me as my mother-in-law. My husband has expired. Now, she wants me to carry on with my life as I live in Mumbai (due to work) and she lives in Delhi.

She agreed to provide me with POA to the property to sell or rent.

1. Which POA will she have to make in order to sell the property without getting the property transferred on my name, that includes stamp duty and registration charges.

2. Is it General Power of Attorney or Special Power of Attorney?

3. How is the Co-Op Housing Society associated if she issues me a POA?

4. She will not be available to register the POA, anyother workarounds? please explain.

PURCHASE OF HOUSE

I have finally decided to purchase a house in Borivali.

The owner of this flat has informed me that he has lost the original copy of the Agreement for the purchase of this flat.

I suspect that he may have mortgaged this flat but the owner affimartive say he has not mortaged his flat.

Kindly advise -

1) What all steps/actions, I must take that after purchasing the flat the Bank/Loan Giver does not attach my flat and take it legally away from me inspite of my registering the flat and paying the required stamp duty

2) How I can get a duplicate legal Agreement which the owner has said it is lost.

1.How will take action agaist without inspection document by gram panchayat in matter of cancellation of No Obejection Certificate?
2.To whom make complain of Gram panchayat in Rajasthan?

The basis of valuation of Property -

Sir/Madam
In Chennai – Property; land and old house in the name of Grand Father (now no more). He had three sons, my father and his two younger brothers, all alive. The building is in a dilapidated condition and has to be demolished. It is in my father’s possession. His brothers are refusing to come for settlement. If I or my two brothers file a suit for our share, how much we have to pay on behalf of my father? Is it based on any assessment or the guide line value or both? How the court will decide?

partition of ancistorandself acquired property

Sir,
I am working in a State govt department since from 1987. I got married in 91 and my husband is also a govt officer. He has come from a joint family He is having one younger brother two younger sister and parents. All his brothers and sisters are married and living independentlt. We are also living separately and we are not getting any income from ancistor property. During 1993 my husband has purchased some land and has registered in his name. It is situated in his native place nad has built a house in the year 2000. Both his parents and his younger brother are staying in that house. As and when we visit my husbands village we use to reside in that house. It was constructed for the bonafide use for ourself. Consequent to the marriage of my brotherinlaw in 2006 sice there was not much understanding between his wife and our mother in law we decided to take partion and asked our brother in law to vacate from house but he refused for the same due to the reason that we are having our own house at our working place and we staying in that house presently. HENCE MY HUSBAND HAS Filed suite one for declaration of the self acquired property and his share in the ancistor property in 2007. Sine from that date my brother in law has become against to us and he is fighting fir the share in self acquired property also. He has raised an objection in the ciurt that other self acquired property which are in the name of my husband at his working place are not brought to the court. Court has asked for the certified copies of self declared assetsa nad liabilities statement filed by my husband to his office. Further my brother in law through RTI act has also asked my assets and liability statement also.
Sir please clarify in what way does these properties are related to the case and can they be combined as joint family property and how many more years may this case take for finalisation.
