1.Can an Indian citizen subsequently becoming another country's citizen buy immovable property in India?
2.What is the status of the properties purchased by him before becoming a foreign citizen?

Is there any time frame within which, on purchased through sale deed, a person has to get his land mutated in his favour in the revenue records.
what legal security one has if some purchasedsa land based on revenue records search only and subsequently another party turns up saying he has purchased thru reg sale deed the land 15 yrs back but forgot to mutate the same in his favour in the revenue records.

We had believed that my grandfather had piece of land in our native village. He has sadly passed away 5 years ago. Under the succession rights we assumed that the property now vested with my uncle and father. But however when we approached the village talati, it came to our knowledge that said piece of land was in the name of my great grand father. Now what can be done so that we can have the property in my fathers name. I have been told that consent of all legal heirs is necessary. My grandfather had 7 brothers and 2 sisters of whom 2 brothers and twp sisters are alive. Please advise how to get the land registered in my fathers office.

I would like to know "Whose liability will be once suit is filed against me and the case is won by other party or myself in a property sale agreement dispute for specific performances?".
We had entered into a sale agreement for 20 days (on Oct 11th) and expired on Oct 30th, however, the buyer insists that he need the land now (50 days after expiry of agreement) and willing to take the case to Court. I am willing to contest this provided, he pays the court fees on the propoerty value. Should that become my liability if the court announces judgement favouring him? I have the mobile recordings of my conversation with him saying that he was willing to take back money during 1st and 2nd week of Nov. Any help would be appreciated..

We have an Ancestral Property for which the will is missing/stolen. Will was not registered. Because there is no will the property now belongs to 30 people or maybe even more. Could u please suggest what can we do about the property?

we are two brothers and our father made a deed of settlement on 7 sept 09.
at the time of applying for patta we came to know that RS No was wrongly mentioned.
we came to know from the registered off we should apply deed of rectification.
if it is the case what is the fees for it?
the sub-reg asking to pay rs10000/ plus rs2100 as fees whereas other legal experts asking rs100 as fees.please advice

A shop was taken on "PAGRI" amount after making a handsome payment.This shop is under the ownership of a mr x, we are agreement of RENT 3 years & says after 3years new agreements write of rent + 10% of rent we are not writing to me pagri amont after 3 years ago i contacted to mr x for making payment of next monthly rent,they refused to accept it and replied under so many apprehension of litigation etc.,market pagri & rent near about +40-50% above of my handsome amount

Mr.Kumar and his Sister Mrs.Chandrika own a flat in India. Mrs.Chandrika and Mr. Kumar are persons of indian origin but Mrs.Chandrika is settled in USA since 14 years and also holding U.S.A.PASSPORT i.e. USA citizenship.
Whether Mrs. Chandrika now in India during her trip to India, can execute GPA in favour of MR Kumar to sell the flat and to receive the payment of her share which is 50%
Whether such GPA is valid in India in view of her being USA citizen.(but Person of Indian origin)
If the answer is no what is the remedy?

Sir,
My father purchased a land in yr 1978 and constructed a house. Land was purchased through the Manager of the land owner who expired in yr 1985. 1991 Owner file a case on illegal occupation and case is still pending in high court.
recently the land was sold to four persons among them bein a lawyer pressurising us to vacate the House. He is not filing implementation suit in court.
Can any action be taken against lawyer because of misuse of his position?
Refund of stamp duty
Dear All,
If an Agreement to sale is entered into for a resale flat,by paying full stamp duty and the transaction is subsequently been canceled for the reason that the bank in which the purchaser was having loan account refused to disburse the sanctioned loan amount. Now if the aforesaid transaction is canceled, whether the purchaser is entitled for stamp duty refund? Further what is the amount of stamp duty required for the execution of Cancellation deed for the aforesaid transaction?
