BUILDING COMPLETION CERT OR OCCUPATION CERTIFICATE?

Ours is a co-op hsg soc registered over 20 yrs We got our building redeveloped recently through a developer. He has obtained a Building completion certificate and says that there is no need for an occupancy certificate when BCC is obtained. Please confirm.

Since it is only redevelopment, he is right.No need for occupance certificate.

I have a different take on it. Occupancy Certificate will become necessary when the Building Completion Certificate is not there. In other words, while building construction may still continue, one may obtain occupancy certificate depending upon the portions that have become habitable and safe for living, while other portions etc., of the building construction can go on. On the other when the entire building has been constructed and building completion has been certified, the occupancy is automatic.
Thus, the need for occupancy certificate or not is not dependent upon whether it is a redevelopment or original construction.
