the land at shirdi was put in to reservation in year 1993 in behalf of sai sansthan by govt for town planning ad purpose.
last 4 no notice was issued in the year 2002 and till the date no other action has been taken, the land is reserved for public purpose. can u help

Sir,
I have purchased a land during 1998.
The seller who use to be under the influence of alcohol has died during 1998.
Subsequently, I have transferred the ownership of land to my daughter.
Now the seller's wife and his two minor children have registered a case stating that,the registered sale deed is fake as it is forged.
The sale deed has been registered in presence of sub register with witnesses. I am not able to search witness at this age of 77years.
Please help me in this regard in order to resolve the problem.

My Grandmother the settler has form a Trust in 1968 for the absolute benefit of me and my 2 brothers which is registered in sub registrar office of greater Bombay . In the said trust she is the absolute owner of the premises and also one of the Trustee. The papers say that the property should be handed over when we attain the age of 21years. But since the settler my grandmother was alive I had not claimed although I was 21 in 1990 due to love and affection towards her and went abroad with my husband. When I returned I was shocked that my 2 brothers had transferred the property on their names without any intimation to me. PLEASE advise whether I will get my share or not,if yes how do I proceed further to claim my share.
I will be highly obliged for your early replies.

whether an unregistered agreement to sell which tansfer the property to transfree in actual physical possession, the agreement to sell can be tendered in judicial proceedings, whereas the Registration Act provides under section 17 compulsorily registration. The opinion be expresssed with respect to that the same can be impounded under section 33 of the Stamp Act.

IS THE GIFT DEED VALID?.
My father was the first owner of a residential Flat in a Registered Co-op Housing Society from the year 1970.He nominated his wife( My mother )on the Society's Nomination form in the year 1970.My father died in 1987.As per the nomination done by my father the Society transferred the flat and share certificate in the name of my mother in the year 1988.My mother nominated me in the nomination form in the year 1988.In the year 2007 my mother transferred the flat to me via a Gift Deed, duly stamped and registered. The Society has duly transferred the said flat and share certificate to my name after my fulfilling all the formalities of the Society, in the year 2007.My question is the Gift Deed done by my mother to me is legal and valid?.Has she the right to make gift deed? She has gifted willingly and I have accepted it. My mother is still alive. I have a brother and sister.

One of my relative's father had two wives.
There is no issue from the first wife. There are three sons and two daughters from the second wife.
First wife died leaving behind landed property recorded in her name in the revenue records.
Now,if the children from the second wife are entitled to inherit the landed property of the first wife.
What is the share according to the Muslim law of inheritance?

Dear experts,
When a new flat under construction is proposed to be purchased, the promoter in Tamilnadu insists in executing an Agreemnt for construction of flat, with various conditions.
Kindly clarify in detail whether an Agreement for construction has to be registered and what are the conditions to be insisted for protecting the interests of the purchaser, in future, as the agreement will no doubt be one sided favouring only the promoter.

Dear Sir,
from where can i get a search report for a particular flat which i have bought. Builder is giving me the search report for the land on which building is build. Flat is new but was vacate for a year after ready for possession. i require it to submit to the bank for loan purpose, they have kept my cheque on hold only for this purpose.
Should i approach a lawyer for this purpose and ask himj to prepare for a search report.
