Sale deed registered in cousin brother name

In the year 2010 I purchased a property but due to some technical problems that property get registered in my cousin brother name, till today we don't have any problem regarding the above and we are living happily together. now cousin brother telling me that I have to vacate his property because all property documents are in his name and daily we are fighting regarding this matter and recently my cousin brother try to vacate me by force and case went to police station. Now my questions are as Below:
1) Can he has a right to vacate me, I am living on this property since from 2010?
2) While at the time of property purchase full consideration has been paid by me only. Cheques issued by me to the seller has properly reflected in the sale deed, due to some technical problems I can't get registered in my name.
3) can I claim legal title of the property based on consideration paid by me.
Under such situations I need best alternative to resolve the above issue.

Thanks in advance
Venkatesh

Mutation in patta and adverse possesion

Sir
My Grandfather A has a Son B and a daughter C.
After the death of my grandfather 'A' in 1974, the patta of his self acquired land got mutated into his son(my uncle) name.We donno how the revenue officials mutated into his name alone omitting the legal heir Daugther C.Till now it's in his name.
My mother C used to cultivate in land now and then until her demise.
I'm the son of C planning to suit for partiton.Do my Uncle B claims the land as his adverse possesion?
Do adverse possesion is applicable in undivided joint family property?
The title document is in name of my Grandfather. We haven't made any partition with uncle family. My mother didnt gave any release deed in property to her brother.Revenue record got mutated 40years before.
Kindly clarify my issue.

Is token amount paid to builder refundable on cancellation

I had booked a flat in Puranik Thane in Feb 2017. We had paid RS 90k as the token amount. The project was supposed to complete by Dec 2018 but it was postponed to Dec 2020 and till Feb 2018 there were no improvement in the project. We were going to do the registration immediately but Puranik's team told us to wait for a month due to stay by court. Later they increased the price of the flat and failed to their price commitment. We asked them to refund us our token amount which they intially agreed after deducting the cancellation charges but now they are denying, saying that it is against their policy. How can we get the refund of token amount ? Is it right if they deduct the cancellation charges from the token amount? What action can be taken in this regard?

Rental property

Dear Sir/ Madam
Firstly i am really ashamed to even ask this question from you all.
My father who is 80 years old is going to rent out one of our floors. He is the legal Owner of the property while at his age, i manage all the documentation. I would be getting this rent agreement registered in court with the tenants that are yet to take possession. May my father have a long life but I am very worried as my father has not yet created any will and he is really ageing.
My question is regarding the rent agreement with the tenant. Can we add a clause in the rent agreement that states that, in event of any unforeseen demise of the owner, the rent should by the tenant should be paid to me, till the time the legal heir's are settled ?
Thanks and Regards
Ravi
