Civil - Property - GPA

Bangalore: Have purchased the property (Revenue) in 1990, when the amount was paid the GPA (only notarized) was executed and the affidavit was made for the amount received, we took the position then on. The owner kept on postponing the registration process giving one or the other reason. In 2003 when we wanted to construct the house he said he has not executed any GPA and he had given the property for us for rent.

Immediately after that we have just put up an IA in the court and have stay-order on the property.

Can some one suggest the best possible way to fight in the court of law and the limitations. We currently stay in the said property.

can sisters file property case after 25 years?

Sorry There is a correction in the previous query and posting query again . My friend has confirmed that It is fathers sisters and not daughters. Hence the revised query is as follows
my friend had purchased land in lonawala in 1984. The registered sale deed had signatures of the inherited owners ie father,wife and his son. The signature of the owners two sisters were not taken as it was not required in that year. (I think that the act for share of daughters came in 1991 ) Their signatures were taken only on the unregistered sathe khat on a stamp paper. The physical possession and 7/12 was transferred to my friend immediately after sale deed.

Now after 25 years can the owners fathers sisters claim share in the land?
1. can the fathers sisters file case against my friend after 25 years?
2. can the fathers sisters claim the sale deed to be invalid?
3. do the fathers sisters or their heirs have any legal right now to claim share now ?
4. one of the fathers sisters has expired 5 years ago . can her sons file a case now?

Land

We are a muslim family n v r 3 bros n 3 sis. My Daddy had made a will for his property n as per the will our sister have no share in the property .
Accordingly we have done the transfer in our names n already got a new survery no n Rtc in our names.
Now the sisters claim that they will fight in the court for their share.
My question is if they takes us to the court which law prevails ? Muslim Law or Indian Law
n if v challenge them in the supreme court which law prevails
Muslim law or Indian law
Kindly advise soon

Format for Notice to other heirs regarding my share in property

My Father had invested his money(late 1960s) in property, but the same was taken in the name of the mother and elder brother.(no personal income of their own).
Considering that the father,mother and elder brother are no longer there and the children of the elder brother are disposing of the property:
(1)what notice should I issue to them regarding my share in the property ? (Kindly provide draft notices)
(2) Should I also issue a notice to any land records department or any other govt. department? If so, please let me know.

Rent for Pagadi property tenant

I am a tenant in a disputed pagadi property, the owners are fighting a legal battle within themselves for ownership of the land. How and whom do I pay the rent. Also I want to repair the room but one of them is saying a no to it and asking to pay him rent. Please advice

Lis pendency

Respected experts, if a party to the suit tries to alienate the property in question while the suit is pending, I know the property can be attached in the same civil case while the trial is going on. But what action can be taken through CrPC to restrain alienation ? I mean to say, What are the options available for the other party?

Partition Suit

Sir, after filling a partition suit,we applied and submitted a mutual agreed settlement in the Hon Court.But after that we lost interest and the case was dismissed due to default on 3/2/2000.and the records destroyed
I would like to know whether the partition is valid or not
