Mutation of property or sale without mutation

Husband has died and the wife wants to sell a very small DDA property in Delhi.
Is mutation of property necessary before selling?
If yes, please advise on the approximate cost and time.
What will be the lawyer's fee in case a lawyer is needed?

Can property be "sold" via a registered gift deed or registered Will or registered Power of Attorney without doing/needing Mutation?
Is there a difference for buyer in comparison to the Sale deed?

Can the owner execute more than one gift deed, Will and/or Power of Attorney for the same property?
For example initially executed in favour of one buyer, and then executed a new document in favour of another buyer.

Property and bank fd

my mother has left a will with 50-50% share each to me and my one bro as per regd will of her flat in tamil nadu
my brothers produced another notarised unregistered will which says 25%share to all 4 of us .we are 4 siblings .also bank fd is same case
another bank which had locker is withdrawn without my knowledge of which jewels were to be divided into 4 siblings as per registered will too
im her daughter and have 3 brothers
bank has kept on hold as i submitted the reg will and i want to know
how to prevent bank from releasing to them
how to deal with property in this regard .
since i have lost my mother and son recently .is there a way we can try to settle amicably but also show them that we would not settle for less

Can i change name in banakhat

My property is still under construction and the banakhat is already issued with two joint person name. Is it possible to add one more person name in Banakhat or would i wait for final sale deed agreement and add one more person name as being total three persons owner in property with same stamp duty charge.

Access to rooftop

Can an apartment society or some owners in the apartment lock the rooftop at certain times of the day to disallow other flat owners from accessing the rooftop?

How to do partition of property

My grand father had a property in Bangalore he died in 1986. He had 2sons and 2daughters all married and have children's. 2son has been died 2daughter alive with age 75y and 73y each as per law of father died before 9.septm2005 daughters has no rights but the fact is partition is happening now how should the property be divided in 2or 4shares

Increase rent

How and how much can we residential owner increase rent of our tenants who have rent receipts since 1940 but have no pagadi document in Mumbai.

Rent was revised lastly in year 1974
Families kept family relations and out of foolishness rent was not increased so far

Monthly rent is 120 rupees.Area they enjoy is whole 1st floor around 2000 sq feet and attached terrace in prime Andheri east area

The validity of unregistered licensed agreement

If a license agreement is not registered then what is the validity of the agreement in eye of law & court plus is it adimissible in court during legal dispute? Who ( licensor or licensee or both) has to bear the penalty of the unregistration the agreement?

Co ownership between mother and son

So my father owns a property in dual ownership with his mother who passed away a year ago. Now my lgrandmother has 4 kids including my dad. My dad and his 2 brothers are willing to sell this land but my dad's sister is not willing to... is it possible to sell the portion of the property that belongs to my father and his brothers. The property was acquired and not ancestral..it's in murugeshpalaya Bangalore and there is no will left behind by my grandmother. My aunt is a divorcee

We reside in a property built in 1935 by our great grand father
We want to preserve it
It has stake also of other 4 siblings of our father
How do we find out how much we need to pay them to preserve property?
Ours is 1st floor terrace house.1st floor have tenants
Can tenant n other stakeholders push us into redevelopment?

Token advance in property sale

I have received token money of Rs 5005 for selling my house property for Rs 23 lacs. No paper agreement only by oral deal. Gave photocopy of all documents related to property. I received another offer for Rs 25lacs. Will there be any issue while returning the token advance to that party? Will he compel me to sell the property to him? Whether he can misuse my photocopy document.
Plz guide me.
