Can i purchase land?

i would like to buy 8 cents of land from buyer(Mr.C). he has documents.
i have verified encumberence certificate and adangal.
adangal is not in the name of buyer, it is in the name of old owner(lady) of that land.
old owner(lady) got land as gift from her husband in 1998.
then she sold (sale cum GPA) it to Mrs.A in 1999.
then mrs.A and old owner (lady) sold to Mr.B in 2003.
then Mr.B sold it to Mr.C in 2005.
but problem is
old owner (lady) executed gift settlement in family to 4 members in 2005.
can i purchase this land?
if i buy, is there any problem from settlement members mentioned above?
please advise me.

Dear Experts, suppose....I would like to buy a SC/ST land in West Bengal. The seller is in very need of money. He is interested to sell the land to me only. It is not permissible legally as I belong to General. Is there any alternative for the deal. your views are highly appreciated Deepak

House tax

Bought a flat under construction in 2009, possession in 2010, but builder dint apply for house tax with nagar parishad , few years later tax was applied for , i.e since 2014 , however due to our absence,we were informed by none about it ,recently got to know all about it, checked online and personaly visited nagarparishad for tax info and commencement of same , however no record of our flat was found, apparently builder or the secretary dint send our agreement to nagarparishad for tax purposes, now nagarparishad says we personally cannot apply for tax ,its to be done by builder as his responsibility, now we r nowhere ,if are levied tax we would have to pay huge fine ,my flat is 470sqft, how can we seek justice against builders negligence? Builder is not cooperating

Physical possession under sarfaise act by collector

Dear Sir,

We have received a letter from collector regarding physical possession of my property kept as collateral with bank.

we want to know how to avoid or get a stay on the physical possession.

the case is also contested at DRT from bankers side.

We are not in a position to hire a lawyer to contest this case nor we can file any case against bank, but are paying bankers in our capacity.

We want to save our property

Please suggest some way out

Construction ownership

D--> Defendant. P-->Party/Plaintiff.
1) Anil(P1) and Prabhat(D1) from Salary==>registered sale deed==> Property X in Pune ==>3000 sq ft.

2) Anil(P1) and Prabhat(D1) are a cousin.
Prabhat(D1) and Sandip (D2) ==> Real brothers =>Kirana Shap==>Property X ==>1200 sq.ft. ==>No
RENT/LEASE agrrement.

3) 2 storey building Superstructure construction in 2000 => Residential house => behind Kirana Shop =>
Money spend by Anil(P1), Prabhat(D1) and Sandip(D2).==>Completion certificate in 2002.

4) Prabhat(D1) and Sandip(D2) ==>submitted an assessment of building completion to income tax.

Property

I bought a land from a cooperative society in chennai The sale deed of the property is with an improper description in the area. Instead 2982 sq. ft., it is mentioned as 2444 sq.ft where as the north south,east and west demarcations are as follows :
north 75ft,. south 76ft, east 40ft,west 39ft

When I approached the society for rectification, they said that as per the mother documents available with them for the above said property was with same improper description. I have submitted a letter in writing requesting them to do the rectification in the deed .But for the letter they have not responded so far.

At this stage , after some effort i traced out the original owner who sold the property to the cooperative society and requested him to fulfil my obligation. He agreed to sign the rectification deed.

1.Can i proceed with rectification deed with the original owner who sold the property to the society instead of cooperative society.

Would there be any objection from cooperative society which has not taken any action on my request. Does this rectification deed holds legal validity.?

Can i execute a will

My bro and his wife are govt employees.They got 2 boys. From 1994 to 2004 they were understanding and bought 5400 s.ft land and 900 s.ft residential building. Property are joint possession. wife is 3 years elder. So this may be a psychological problem to her. In due course she suspects my bro and abuses daily before children. Always quarrels even from the street. She stopped food for my bro from 2004. There are no physical contact, communication, talks between them. He applied divorce on 2007. But she refused with malafide intention. She is not ready to leave him peacefully at the same time she wants to capture the whole possession. Due to her continuous brutal behaviour and activities his boys psychology also turned against him. But She charges, threaten him to take him to police and giving him various continuous torture. He has no security in house. But he lives in a seperate room withouot any contact.

Atlast he come to conclusion. He wants to execute a will that 50% of his property to a genuine orphanage centre or senior home etc. Can he do like that?

Illigal sale of plot - query on court order and proceedings


Dear Respected Lawyers,

I stand as POA to a friend of mine a plaintiff. Have filed OS and criminal case with support of chargesheet. Now on the OS the case has proceeded with many hearing. Wherein the defendants haven't appeared on many hearing while in one instance they filed false written statement and all of a sudden filed application to re-open the case. However after we filing objection to this, the court judge has posted hearing for order.

Given this background what is the likely order the judge will pronounce. also are there any other stages viz judgement / decree. If so are all these different stages of various OS hearing and how will court order the defendants to return the money and also will the court fee of 1.8Lakhs we have paid will also be return and by what means

Lastly which of these Order, Judgement / Decree has to be used as supporting evidence while fighting Criminal case to be shown to public prosecute.

Appreciate a clear and detail advice and resolution to my situation.

Punishment for removal of survey stones

My neighbor removed survey stones.he himself had signed on the survey report before.i informed to mro still no acyion taken.what is the punishment for removal of survey stones . place of incidence Hemavati village,Amarapur mandal,Anantpur,AP.
My neighbor has already constructed a hotel in that property.
