Gift deed

Dear All,
My father who expired recently had a registered will mentioning that after his death his immovable property should go to his wife & after the death of my wife, it should be equally divided to my three children. My mother wants to gift this property equally to her children in her lifetime immediately instead of writing a will through a gift deed. Is it possible to make a gift deed in our name on the basis of the will only or any other formality is to be done before this? How much stamp duty is attracted on this in Delhi

Sale deed

Sir, I want to know about the sale deed and I am always confused about sale deed. It is prepare first before registration or it is used after registration.

2. Some people prefer GPA or not Registration. How much time GPA valid for transfer of property. Give reason why people choose General Power of Attorney for any property instead of Registration process.

Sale of inherited property

We have are of 1 acre 38 guntas of land in Bangalore. The property was in my mother's name and after her death the same was made into myself, my sister and my sister-in-law. Since there were many encroachments and also since I was working away from Bangalore, I had made a GPA in favour of my Brother-in-law.

Subsequently, I found a buyer and an agreement was made around three years back. In the said agreement the buyer had promised the entire transaction will be completed in one year. But though three years have elapsed, he is not showing any interest in getting the property registered. He, I am told has converted the property into plots and has already started selling them.

My query is whether the agreement becomes null and void after 1 year and whether I can issue a legal notice to him and thirdly can i take legal help in issuing an advertisement that any one dealing with the property in question will be doing so in their own risk.

Kindly help by your valued opinion.

Can the donor have rights to revoke his decision to take back the donated property

dear sir/madam,
my uncle has three daughters(no sons) and equally divided his property(a Land) and gifted to them. Now my wife(younger one) wants to buy her 2nd sisters land and her sister is also Ok for that. So my uncle suggested that we can go for a Gift registration, as he does. (we will be paying the money Offline)
So now I have the question of, if we did the gift registration, then do the donor have any rights at any moment to take back the property. so what should I do then not take back, or do we go for a sale deed instead of gift dead. What is the Exchange Deed?

Also in the feature, does 2nd sisters son/daughter has the rights to file a case on this to take back?
Thanks in advance

Division of ancestral land between brothers

We 3 brothers have ancestral agricultural land of 12 acres (6 acre irrigated at one side & 6 acre non-irrigated at another side) in one Survey/Gat Number. After expiry of our father & mother, we wish to transfer it in our name equally.

How to specify borders of each brother with 2-acres irrigated & 2-acre non irrigated land in 7/12 extract at the time of transfer since areas of each brother with irrigation & non-irrigated land will be at two different sides? Whether any agreement etc is required to be made specifying borders of our respective areas at the time of transfer?
Please guide
