MCMG has changed name of the party in the property tax assessment record without notice to the original party and without hearing the original party in the year 2005. Now I complained to the MCGM but it is not resolving my complaint by way of reinstating the name of the original party. The Mcgm is telling me to submit latest PR card to resolve the transfer of property matter. The answer given by the MCGM is irrelevant as my issue is not of transfer of property but to reinstate the name of the original party that was wrongly deleted from record on the basis of letter of a person who has no right over the property. Please guide what remedy I have against the MCGM
I have given my flat on leave and license basis for 11 months and it is registered.Now tenant want to extend his stay and ready to make another agreement.He says no need to register the same to avoid expenses.My building is likely to be taken up for redevelopment and he may have to vacate before 11 months.Should I accept t hat I am not in possession of the flat as they continue to occupy after expiry for about 11 days.
What precautions I must take to get peacful possession when builder notice for vacating comes.Property is based in Mumbai.

our room is pagadi system on my father in low name but all area goes under construction with agreement & we not paid any rent to landlord last 7 to 8 years. construction is not done because of some govt issue. now we decide to room our construct 1+1 but we doubt about landlord that he will any create problem .
1. can he object of anything to repair or construct our room
2. can he any authority on our room, (not paid any rent long time)

Is notarised agteement valid in the court of law?
Notarised agreeement made as one party is husband and wife and another is owner . The possession is not given by owner even after taking deposit and one month rental in advance . Subsequently can only wife can issue one month notice as per notarised agreement to owner to cancel the agreement as husband is out of country and take a deposit back. Is such a notarised agreement valid in the court of law.
i wanted to know whether maharashtra apartment ownership act is notified for entire state.

My son-in-law has a house in Kerala which was rented out by his parents. They are no more now.
He wanted to sell the property to square up some of his obligations. Notice was sent to tenant. He refused to vacate. Case was filed by him for own use. The fact that he had shown the property to some brokers will create some impediment in his plea of "own use"?
PROBLEM: Tenant asks for 5 years. There is an Apex court judgment giving 5 years to tenant PROVIDED THE PROPERTY IS FOR PERSONAL USE in another case and general directions.
QUERY: I am now dealing with the case. I am a senior citizen with no property in Kerala to live in. I cannot live in Delhi due to acute air pollution and is asthmatic due to advanced age. CAN i TAKE THE ROUTE OF GIFT DEED IN MY FAVOUR IN ORDER TO GET THE PROPERTY VACATED AT THE EARLIEST. Please examine what are the pros and cons and suggested course of action.

My son-in-law has a house in Kerala which is rented out to a tenant by his parents. Now the property has been partitioned. Now he wanted to sell the property to square up some of his liabilities. A case has been filed by him for eviction as the tenant refuse to vacate.
He asks for 5 years. There is a judgment by Apex Court that tenant can vacate after 5 years PROVIDED THE PROPERTY IS REQUIRED FOR PERSONAL USE by landlord/owner.
The an anticipated problem is that he showed the property to some brokers. But nothing materialised.
I am now dealing with the matter myself. I am a retired senior citizen with no property in Kerala.
In such a situation, I take the route of gift to get the property vacated at the earliest; meaning if the property is gifted to me. Can the act of showing property to some brokers create a negative point for me?
QUERY: can I (in my or own use taking advantage of my my age and gift deed.
