I want to buy a part from my neighbour's land which is touching my house boundary of which the neighbour has already made an unregistered agreement on a 50 rupees non judicial stamp paper via notary public from a party last year, but the validity of that agreement has been expired on June of this year and registry is not done yet and the seller is ready to give that part from the land to me by asking me to give the whole amount at one time payment via agreement and asking to wait for 3 months for registering that piece of land in my name. And also he is not giving the possesion asking to wait for 3 months to get that.Is it advisable to do so. and on what terms?

Delhi Govt website says--
"Are You Aware That ‘Agreement to Sale’ is Now Required to be Registered"
Then I made some research, found that perhaps it is mandatory for agreements where possession is transferred at the time of Bayana/ earnest money otherwise not mandatory.
But I am still not clear.
Kindly guide me whether 'Agreement to sell' is essential in all cases or only in the cases where possession is transferred at the time of bayana.
Here I am giving link of Delhi Govt.---

Hello Sirs,
My Mother's brother (maternal uncle) has sold Agricultural land way back in 1995 after the death of my Grand Father in 1993. Grandma also expired, 4 year back.
Grand Father has 6 daughters and only son (my uncle), recently he came to us asking my Mom to sign on documents for the land which he has sold. And this is upon the fact that the person who bought the land need the signatures of all the 6 daughters of my Grand father (My Mom and my maternal aunts).
Do we have to sign this documents and for what purpose they need the signatures of My Mom and Aunts.
Please explain Sir..

Dear Sir,
Please suggest a good advocate from Kalyan-dombivali, Maharashtra State with the advise for below listed queries.
The Lease Agreement of my flat duly registered has been submitted to the office bearers of our Co-op Hsg society alongwith copy of police verification and copies of several articles including of Shri.Hemant Agarwalji regarding NON-OCCUPANCY charges.
Despite given several articles and copy of bye-laws explaining the term of non-occupancy charges our society have not been stopped charging extra charges to the rented flats.
The society is putting heavy amount under different heads like administrative charges, only for the rental flats.
Would like to know is it legal if it is decided in the AGM to charge extra charges to the rented flats.
Also seeking your expert advice on,to extend the period of lease for further eleven month whether the registration is required for the existing lease agreement which is already registered with the authority.
Please advise so as to take appropriate action in the matter.
Regards,
krishna

My grand father-in-law purchased a lease hold property (House) in 1960’s at new Delhi. He died in 1985 without leaving any will. My grandfather-in-law left behind two sons & two daughters. In 1992 my father-in-law and his brother applied for mutation and conversion of property into freehold after obtaining NOC from their sisters and mother. Land & Development office converted the property into freehold and conversion deed was duly registered in their joint names. Now the property stand registered in the joint names of my father-in-law and his brother.
my husband and brothers in law running a general store in said Property.
My query:-
1.Is said property is a HUF property
1.What is my child's legal right in said property.
2. Since my child is their offspring what will happen to his share.
3 Is there any legal way to protect my child's right in that property.
4 Can I file any type of suit to ensure that my minor child's right in the said property is safe.
Distribution of flat when owner dies intestate
Hello,
My maternal grandfather owned a property (a flat) in a CHS. He died in 1996 without making a proper will stating the distribution of the said flat. He is survived by his wife and 4 children of whom 2 are unmarried (one daughter and one son). The unmarried daughter, under suspicious circumstances, had got herself nominated for the said flat. Today, after 19 years of my grandfather's death, she refuses to give my mother (married daughter of the original owner) her rightful share in the property. What should be done now? The CHS is going in for redevelopment soon.
P.S.: My grandfather, immediately before his death, had clearly mentioned in the presence of my grandmother, unmarried daughter, my mother and another family member that this flat should be equally distributed (one half to each daughter)among his two daughters i.e. my mother and the unmarried daughter. Unfortunately, the unmarried daughter refuses to do the same.
Kindly help and guide me.
