Settlement deed of grandfather property

My grand father had 3 sons and the whole property was divided in 4 parts t.e for 3 sons and my grandfather. During the division of the land property the oral discussion amongst the four was that the father property will be distributed equally between the 3 sons. But in due course the youngest son wife was expired and my grandfather have gone for the second marriage of the his youngest son and written a settlement deed of 1/3 rd of the grandfathers distributed property on the stamp paper without the concern of the other two sons. And the settlement deed was not registered even today. the whole property was the contribution of all the 3 sons and their father as a joint family. My grandfather bears the pattadar pass books on his name even today. My question is that is that settlement deed is valid without registration. and also all the three sons and their heirs signatures are not there on the settlement deed. What is the life time of the settlement deed without registration. Can I approach the court being a grand son for justice

Daughters share in ancestral property

my wife has 2 younger brothers aged 47 and 39. their father died in 1977 and mother in 2000. we married in April 1996. my inlaws have ancestral property. now my wifes name is there in RTC (land document) since her father died. now my query is whether she will get equal right in property as her brothers.

Registering a will of ancestral property

Dear Sir,
My great grandfather has two sons. He wants to register a will of his all movable and immovable property(ancestral and self acquired) in name of his first son.
Is it possible to make a will of ancestral property to one of his son ? and what should be done by second son in case of above will is registered ?
Please give suggestions.

Plot registered without physical possesion

Resp. Expert query is , builder made to sell & registered a plot to for land in question which is common share hold land of village and physical possesion is not possible for particular plot. What should be my step.

Mutation

I have purchased the property from A.A has purchased the same property earlier from B and then sold the same to me. While applying for mutation,i have submitted sale deed executed in between me and A,from whom i have purchased. Now the mutation authorities has asked me to submit the saledeed executed between A and B also. Is the action of mutation authority,asking me to furnish sale deed from A to B legal?What i can do in this matter?Pl.advice. Thanks ..With Regards. Deepak

No refund on cancellation of booked flat.

My name is Rohit .I have booked flat in Amrapali Adarsh Awas Yojan Noida through investors clinic on 20 dec 2015 .And at time of booking I have filled one application form and given 2 cheque .one was in favor of Amrapali Adarsh Awas Yojan (2 lakh) and second was in favor of investors clinic (11000 + service tax).They have given me xerox copy of application form with investors clinic stamps.After booking I have to pay 10% amount (2lakh+4lakh more) in 60 days.But now I want to cancel this booking because I want ready to move flat .And this Yojan will give possession on 2018.So I have emailed to the Amrapali for asking cancellation but they are now saying that there will be no return on booking amount. As I mentioned I have not given 10% amount that is why we don't sign any agreement. The only sign I was done on application form where written as"I understand .....".I don't know the clauses.Now what can I do to get my money back.

Car parking in flats

We are residing in a flat at Trichy. Only 50% of the flats are having car parking slots and others are parking their vehicles in common area only. Committee Members of Flat Owners Association are telling that only owners can park their vehicles in the common area and the tenants who don't have car parking slots should take away their vehicles from the apartment.

Kindly advise whether it is correct.
