I HAVE A FLAT IN GURGAON FOR WHICH I HAVE TO DO A 11 MONTH RENTAL AGREEMENT. I HAVE HEARD LEAVE AND LISCENCE AGREEMENTS ARE BETTER FOR LANDLORDS FOR EVICTION POINT OF VIEW .MY QUERRY IS( 1) IS THIS L&L AGREEMENT VALID IN GURGAON (2) SHOULD 11 MONTH L&L AGREEMENT BE REGISTERED OR NOTARISED 3) WHAT IS THE STAMP DUTY VALUE IN CASE OF REGISRTY/NOTARISED

Christian lady in karnataka expired leaving behind a Will which was challenged in District Court which threw out the challenge. An Appeal was made to the High Court where Divisional Bench ruled Will null & void. And even gave COSTS to the Appelants.
Executors have gone to the Supreme Court appealing the Judgement of the High Court.
Even before filing the P & SC (done more than 2 yrs after demise of person when the Executors knew there was going to be challenge to a fictitious Will)the Executors managed to clean up her Accounts in the Bank, divide her landed property among a few of the heirs and went further in dissolving the Partnerships that the late person was a Partner in on the date of her demise.
Over the last 25 years these persons who have usurped her estate are enjoying its fruits that run into crores. Some have even sold landed assets to third parties.
IS OCCUPATION NOW OWNERSHIP.
What do the other heirs do- just sit back and see the injustice.
the Executors are today in their 70's; some of the heirs too are senior citizens and NOTHING IS HAPPENING.
What is the way forward as inflation has taken away the ability to fight, and fight in Indian Courts.
Am asking on behalf of three female heirs.

We are looking to buy an immovable property(i.e house) and there is this seller who suggested a joint registration of property and after registration he proposed that he would relinquish his rights in favor of co-owners.So,I would like to know about the validity of relinquishment deed in case the rights have been relinquished in favor of joint owner who is not a blood relative.Is it legal?It would be of great help if you guys could give your insight.Thanks in advance.

A land have been purchased by a person from a farmer and i then purchased a land from that person.. I made my factory of wire drawing over there
Recently few govt. Officers same there and cut the power supply and said that the land is a agriculture land not a commercial land for factory purpose..
My factory is closed from last 6 months and i am bearings a loss of 1 lakh per month due to the same...
I have applied all my sources and tried every possible way the SDM over there is not getting signed the papers to make the land a commercial land...
So please suggest me what could i do...?

I am the seller n applied for NOC from the society after the registration with the buyer n had submitted the bank format for NOC to the society n had sent an application for NOC 2weeks in advance. After all verbal approvals the Chairman n the Secy. say that an FIR has been filed against them by a member of the society on grounds of abtaining deemed conveyance basis fake documents (claims to be an overnight development) . They say they cannot issue an NOC basis this. However, to my knowledge a case has been registered against the 2 in 2013 n they r fighting it out since then claiming the documents are authentic. The last flat to my knowlede was sold last month and they are the ones to issue NOC. My question is can they deny NOC to me in such a scenario?

At the time of shifting him from one premises to other I had given him some specifications that some work of NON Damaging nature would be done by me.However he did not like the idea and hence he carried out work totally against my specifications without my NOC or permission from BMC In 2014 I got permission from Court to carry out inspection of the suit premises. After this there was noted visible drastic illegal work reported.Now the Tenant is saying that this work is done by me where in the Ws he has pleaded that the specification of work which I had given him is done by me. Now my question is what can the court take in view my specification or commissioners report of inspection.Commissioner was appointed on the order from the court.

ground floor member extended his flat by taking in the Society owned flower beds and fitting aluminium sliding glasses therein. Society says they had it in writing from the member that she would correct the wrongs and go back to original. Now Society says that the letters from the member have disappeared from the Society cupboard and "they suspect" Manager who has left services. No action thereafter taken by the Society and understand the flat in question has now been put up for sale with area increased by the illegal extensions.
What do the members do when more than 12 lakhs worth of Society property now lost?
