Nomination in Joint Property of My Mother and Uncle

My Mother and Uncle (Mama) has applied for Joint Name in the property of my late Maternal Grandmother who has died without making any nomination or will. All the legal papers has been submitted to the Society. Property is located in Mumbai.


Now My question is

1. Can Society ask for outstanding maintenance, during my grandmother period, from us before they accept our application of Transfer.

2. What is time- limit for application acceptance after submission to Society.

3. Can there be 2 nominee for Joint property, one from my mother side and another from my Uncle side.

4. If any one of the Joint owner die in between, do the share of the deceased owner is automatically transfered to survivor owner or to the nominee given by deceased owner.

5. If any one of Joint owner would like to sell his/her share to the other person instead of another Joint owner, how to handle this situation if Uncle doesn't allow the same.

1935 rental house

We are living since 1935 in rental house.now we got notice by house owner to give it back.

About 7/12 extract

sir , i have purchased land in lohegaon pune it is agriculture non development zone, size of plot is 1000 sq.ft. , i have registered sale deed copy also , but tashildar has not ready to 7/12 extract in my name , plz guide me & what is procedure to transfer 7/12 extract in my name

Rights on fixed deposits proceeds after father's demise

I have kept my self earned money in my father's & mother's name in fixed deposit in banks.

Unfortunately my father passed away 6 months back & now my mother claims that all the money is of my father and she should get all the proceeds of Fixed Deposit.

Can she become the absolute owner of those funds, though they have been fully out of my earning?

What is the course available for me.

Would appreciate your guidance.

respected sir,
i have purchased a house plot at hyderabad in 1992,now i have checked the measurment of the plot since i planed to sell it.on my verification i found that all the three nighbours occupied my land@1 feet in all the three directions and constructed compound walls long back,when i approached them one nighbour accepted and removed compound wall and constructed new one with correctios the rest of two are not accepting to hand over back to me,how i can recover my land from them.

Year 1990 pending stamp duty to be paid now

Hi,

Please let me know the approximate amount of stamp duty and registraion charges, which I need to pay as per Maharashtra Mumbai Stamp Duty Act, wherein the stamp duty is not paid by the first owner of my flat purchased in the year 1990 at Rs. 425,000.

Also, please let me know any late payment charges/penalty I need to pay for the same.

PROPERTY TRANSFERED TO THE BUYER BUT FULL PAYMENT NOT DONE

When a there was an agreement between two parties to sell a property on certain amount and before the execution of sales deed certain part of amount is paid off to the vendor by the buyer and after the property has been sold to the buyer and the title is been vested into the buyer, the buyer wilfully denies or doesnt answer to make the other part of the payment which is outstanding on his side.
In this case what remedy buyer has to claim the other outstanding part of the amount, can he call for cancellation of the registration or how can he recover his amount.
