Diff bet owner & occupier

Hello All
Can you please tel me the exact difference between OWNER and OCCUPIER in terms of Property tax record ???

What are the rights available with occupier ??

Society ccharges

Dear All,

Co-Operative Society is charging double for Facilities like GYM, Swimming Pool etc. to owner and Tenant as well.

They are also charging Rs. 10,000.00 one time charges for leasing the apartment as well.

My apartment is in Mumbai.

What I can do in this case, as they are saying it is being passed in General Body meeting. But I was not present or invited or informed by any mean.

I am a Non Resident and leas my apartment, but after
society is formed all this started by committee members.

Ancient property

Hi Experts,

I would like to share a different kind of case to you all, please give me your best advice.

My grand father has got married with one person. And after giving a birth to a baby boy then she died. Then after her death my grand mother was married to my grand father. My grand father has five daughters and three sons to his second wife i.e. my grand mother. First wife son of my grand father was separated with taking proportionate property of my grand father and write a note, that he don't have any kind of rights for remaining property i.e. out of five no girl get married at that time.

After some time my fathers second brother died with accident, and he was an unmarried person. My father first brother doesn't have any children. They adopted me but not legal formalities are happens. Up to my graduation I was been with my uncle from my childhood. After my graduation my father and uncle separated their property. But in that separation my uncle misguide my father and take a heavy price property and my father get low price property, all the property belongs my uncle are Ancient property from my grand father and some owned self property. From there they are not in touch regularly. And after my graduation I went for further studies and got job in Hyderabad.

In that time some people that are related to my aunt's family fully influenced my uncle and aunt against my family. Recently my uncle died with heart stroke. At the time of death all the documents and gold, and cash are missed. My father went to my uncle's place and took him into my place and did all the funerals. Now my aunt was fully influenced with their sister and her sisters's son-in-law. They are not to take care about her, but they want to trying to rob her property. So what kind of steps I need to take to save my aunty and her property from her relatives. I need to take care of her because I was been in grown man in their house. Please read all the inputs and give me what kind of steps I need to take to save my aunty and her property. Thank you for your great help.

Tax on property purchase

We are purchasing flat below reckoner rate. Reckoner rate is Rs.1,04,00,000 and Agreement Value Rs. 72,00,000

Reason for low value of flat may be

1. Building is 27 years old.
2. Carpet area for this flat is 250 sq feet
3. Market is down
4. In today's date most of the people don't purchase 1 rk flat at 80 lakh. I can get 1 BHK spacious flat in suburbs. But we don't want to leave prabhadevi area. So we are compromising on cost and carpet area part

Some one told us that we have to pay tax on difference amount between Recknor Rate & sale value ( Rs. 1,04,00,000 - 82,00,000).

Is this true? Please confirm

If yes then is there any other way to avoid this tax or to minimise this tax? Please confirm.

Ncdrc

one of the member has put a case on developer in NCDRC in Delhi & have made party to society also. time given to society to respond has been lapsed, developer replied to NCDRC & now NCDRC has given time to applicant upto Nov 2016 to file his word on developer's response. Can Society reply to NCDRC now? Here want to inform you that applicant too is fighting case against developer with society in MOFA court in mumbai than too he has made socty party in NCDRC. Can we put our stand in front of NCDRC in Nov 2016 date? Please advice.

Lease agreement

Dear Sir,
I wish to let out on rent a commercial property for purpose of workshop to a motorcycle dealer. Kindly advise if I can lease out for a term of 11 months, further renewable on mutually agreeable terms or would it be better to have a longer term of say 3 years.
Also what document do I need to execute a LEASE AGREEMENT or LEASE DEED or RENT AGREEMENT or LEAVE & LICENSE DEED. Also, NOTARY attestation of the document is enough OR should the deed be REGISTERED

Transfer of property

before 10 year i purchase residential property in my mothers name through my own earning. my mother and father did not contribute any thing for buying this property.now a days my younger brother & his wife making pressure to transfer 50% share of this property in his own name but my mother & father is not in this favor.and my mother return to this property to me urgently.my younger brother will not appear before any registering authority.how to get back this property from my mother.

SIR I AM FROM CHENNAI.I HAVE SOLD A LAND HERE.THE GUY WHO IS BUYING THE LAND MADE AN AGREEMENT STATED THAT HE WOULD GIVE THE AMOUNT IN 1 MONTH IF NOT LEGAL ACTION CAN BE TAKEN IS MENTIONED IN IT.I SIGNED THE AGREEMENT ON JAN 2015.HE GAVE 25% WHILE SIGNING THE AGREEMENT.AND THE REST IN ONE MONTH.BUT HE GAVE SMALL SMALL AMOUNT TILL JULY2015.WHICH BECAME 70% OF THE TOTAL AMOUNT TILL JULY2015.HE MADE ME TO SIGN AT THE BACK OF THE AGREEMENT WHENEVER HE GAVE THE MONEY.BUT FROM JULY2015 TILL DATE HE DIDN'T GIVE THE REMAINING 30%. WHAT SHOULD I DO NOW

WHAT IS THE VALIDITY PERIOD OF THE LAST AMOUNT PAID TILL DATE
