Mutation of ancestral property


We have agricultural land in punjab and we stay in banglore, and house my father was owner of that,my father died 1 year back,and about 7 years back before he died he made a will making me legal hier;/owner of all his property
my mother stays with me and my wife and 2 kids stay with me at banglore
and have 3 sisters married no brother
i thought registered will is enough as legal document but came to know about mutation
i have few questions please clarify
1)Is mutation and intkal same
2)is mutation necessary
3)what is process for mutation,what documents required,how much will it cost,how much time approximately it will take
4)to whom i should submit application tehsildar or patwari
5)do patwari take lot of bribe for this,can i skip paying bribe still get this done,what can be challenges in a way for completing mutation,my mother and sisters will give me NOC from thier side

Need to take grant certificate regarding a inam land /scland

Dear sir/madam,

please suggest me how can i get Grant certificate of inam land of Schedule caste, land belongs to our Grand mothers ancestors, which related to 1950 year, for that i need to know how can i get that copy, whom should i approach, because someone stolen the certificate so i need copy of the certificate.

Regarding Division and Partition of Parental Properties

Hello!
I am a Sunni Muslim women living in Delhi. My both the parents have been expired recently. We are 4 siblings (1 brother & 3 sisters), and no other legal heir.

THE SCENARIO:
1. My mother left a House in her name received from her husband through an old dated will. This House was self acquired by her husband.
2. My father left some self acquired immoveable properties (land).
3. My father left some undivided inherited immoveable properties (land & house & shop).
4. My father left some undivided inherited immoveable properties (shop) on which he had disputes with the tenant and matter is under court of law.
5. My father left some divided inherited immoveable properties (shop) on which he had disputes with the tenant and matter is under court of law.
6. My father left some moveable property (cash in bank) without any nomination or co-holder.
7. My father left some moveable property (cash receivable from sale of a property by him).
8. My father left some business (2 manufacturing machines running and giving earnings)

THE CONDITION:
1. My only brother don't wish to give my share from the above mentioned properties.
2. My only brother has opened a shop (few days before the death of my father) in the lower portion of the said House.
3. My only brother has physical/apparent possession of the above mentioned properties.
4. My other 2 sisters have a don't care attitude.
5. My father don't left any will to be executed.

THE CASE:
A. What will be my exact % of share in each of the above mentioned properties.
B. Is it possible to include my name in the above mentioned properties without the wish of my other siblings? If yes, how? If no, why?
C. Is it possible to partition/division the above mentioned properties according to my share and get the actual possession without the wish of my other siblings? If yes, how? If no, why.

NUTSHELL:
I want my share of every single penny in my name and in my full control and possession.

Please clear my above mentioned queries and advice too. Thanks.

Regarding disposal of land against stay order

We have acquired stay on our agriculture land & asked for our partition to our father as our father & step mother wanted to sell the land without sharing with us.Now the case is on & our step mother is threatening us to withdraw stay or they will sell the land to someone or they will donate to some Trust is this possible.

Ammendment to leave and license agreement

This is regarding leave and license agreement made in Mumbai. I am the licensee. I am leaving the premises before the lock in period and getting a replacement in place pf me. Licensor has made an ammendment to the registered agreement saying that he will deduct 1month's rent from my deposit. He wants the addendum to be registered. And wants the new girl to make a new leave and license agreement.
Is it necessary to get the addendum registered again? If yes, what is the procedure?

Cancellation of sale deed

Can Land Sale deed be cancelled by Settlement Officer of land & revenue deptt.? The deed is false fabricated as it is in my name as seller whereas I have not sold.
