The buyer is not fullfilling the sale of agreement criteria.

Hello Sir ,
Maine apni ek agricultural land sale k regarding May 2018 me buyer se agreement ki thi jisme buyer ne 12 month means May 2019 Tak complete payment k baad kharid lene ki baat ki thi, but sir duration complete ho Chuka hai or na hi buyer property kharid Kar rha hai na payment hi Kar RHA , iske regarding maine ek advocate ke through legal notice Diya tha buyer ko jisme ek fix 21 days ki timing mention thi ki ya to buyer 21 days k andar kharid le ya fir sale agreement cancel samjha jayega , but Sir legal notice k baad v buyer ne koi satisfactory response nai Diya or notice ki period v complete ho gai hai , mujhe Kya karna chaiye ,Kya Mai ab wo land kisi or party k Sath sale KR skta Hun,kya isme koi legal problem to nai hoga na , or token money kya wapas krni pdegi ,

Mortgage deed

I have approached an advocate for Legal opinion as per requirement of a Bank Loan.He suggested me to obtain certified copies of some Link documents.All are in good condition except one.The document said to be "mortgage deed" is not legible as the scan quality is poor.Original or Photo copy of that document is not available with me.Advocate says Legal Opinion is not possible without that particular document.Is it true?How can I get the mortgage deed copy(transaction occurred before 20 years in another bank)? However I have provided "deed of conveyance" given by the bank(after closing of the loan) relating to the particular mortgage transaction.Is not it sufficient to give legal opinion ?Please guide me.

Property or money to child from maternal uncle

Sir,
As the minimum age for owning a property is 21 years, can a child of 18 years receive a property or money from maternal uncle?

I think its property via gift is possible from the age of 18.
Or by setting up a trust?

I think money is treated differently.

Seizure of paternal property

Property is in the name of my father and my elder brother is absconded in bank fraud case in which my father got bail. Arrest warrant has been issued against my elder brother and investigating officer said your property will be seized.please guide me what to do

Inordinate delay in delivery and uds discrimination

I have purchased a flat in an apartment complex consisting of two residential MSBs and an Office building within the same complex. There are two issues with the promoter:
1) Inordinate delay of over 4 years in delivery; promoter refused to compensate for the delay though it forms part of the construction agreement; how do I proceed to recover compensation?
2) The UDS is allotted disproportionately - the factor is about 0.4 for the residential section and 1.3 for the office section; is this tenable?

Lease fraud - house owner is abscond

House owner has let out his property for 5lacs lease and paid by cash, which was jointly owned by his wife as well. Due to some personal problem they both got separated and currently the property is under bankruptcy. Bank has sent 3 notice and currently received notice from Thasildar office. Owner of the property has got abscond and unable to tracer. Mobiles has got switched off.

Some one can help us in this situation.

Maintenance charges taken in advance

Dear Sir,
The builder took maintenance charges for 2 years. They also said that the charges would be applicable for two years starting from the time we took possession which happened on 28th June 2018. Now conveniently they say that as per their rule they are applicable from the time they received the OC which was in Sep 2017. This is not inline with their commitment. There are many who have the same problem in our society.
Please guide and help

Can father include property bought in the name of minor

My father purchased a house site in my name in 1981 when I was 8years old. that deed was registered in my name with my father as the guardian. A house was constructed in this site and I am paying the

he passed away in 2012 . I was 42 years old in 2012. He wrote a will a month before his demise and registered the same in which he mentioned that the house site will be bequeathed to my mother after his demise, saying that he bought the site with his money. She also passed away this year intestate . She did not act on the Will of my father during her lifetime. The house remains in my name and in my possession as on date

My question :

Did my father have the right to include this in his will ? Did I not become the absolute owner after I attained the age of majority in 1991 itself ?>

Can my sisters / brother claim a share of this house site now as both my parents passed away

Can tenant formulate bylaw or amend bylaw in an apartment

There are tenants who are involved in formulation or amendment of by law in my apartment complex during an AGM. They say they have been authorised by the owner. Are tenants allowed to formulate or amend by laws which should be the domain of owners? Kindly clarify.
