Refugee Flat

i stay on 11th floor, we have two flat 1101 and 1102 and 1 is refugee flat on our floor. problem is 1102 guy is capturing refugee flat and keeping door close, made storage inside refugee and also toilet and bathroom and also he using for his personal use without permission of society. i have given written request to society but they failed to do so and not giving answer to me.

can you suggest me what to do.

Housing Soceity rights to sell its property..

Sir,

Can a registered society under Maharashtra Societies Act, 1960, sell out society property along-with building threon?

mutation not done

I have purchased a agriculture landed property in 1975 in AP by way of registered saled deed but did not take posession of land and also not mutated in revenue records like r.o.r and adangal. The legal heirs of seller were only enjoying the land, entries in revenue records and also passbooks and they again sold this land to third party in 2006. Now that I came to know and I am not having the original saledeed also with me. Can I approach court and claim my right over the property now? What is the best way to get back the property now? pl. suggest.

Floor area ratio

Could you please someone explain me how to calculate the floor area ratio? As per my understanding, it is Total covered area of all floors/ plot area. What is this total covered area of all floors- Carpet area or super buildup area?

Overhead tanks right

I want to know about what is the current law regarding overhead tanks.My uncle(chacha)has 1st floor and terrace rights and he has closed our overhead tanks water supply can he do that by any laws,,please tell me how can i stop him doing this to us.

Registration of Property in the name of my mother

Dear Sir,

there is a brief history for the below case:
my dad's elder brother was granted a 233 sq. yds plot with some building constructed therein by the President of India Order in Faridabad post partition

he gave my father a small portion (about 40 sq. yds.) of piece of land on the said plot to construct his house for residential purposes by earmarking the piece of land, in 1981-82.

at that time no legal documentation was not done as my uncle feared that my father might dispose off that piece of land

a ground floor of house was constructed by my mother on that piece of land in 1982 through the joint funds of both my father & mother.

the back portion of that plot about 80 sq. yds was also sold by my uncle in 86-87 to some third party

in the year 1998 my uncle died and left a will bequeathing the plot of land to his wife & daughter and also to my father by highlighting the areas occupied by respective family's and clarifying that the respective family occupy the relevant portion

my father died in the year 2004 intestate leaving behind his wife, me and a daughter who is married and lives with her husband

in the present scenario, what is the best course of action to get the property registered either in my name or my mothers name or jointly? and what process shall i follow?

Sale proceeds of jointly owned property

Hi,

Property was purchased solely by funds of Person A and title was registered in names of Person A, his father & his mother.

Now the property is being sold. All 3 owners are alive and will be present at time of selling.

Can all proceeds from sale be taken only in name of Person A? Is that legal? Would the buyer need some for of authority letters from parents of Person A?

To Sell the Property

We have Ancestral Property situated at Tal-Devrukh and District-Ratnagiri. Now Seven persons including me are the joint owner of the property and we want to Sell our Ancestral Land. But one of our Grand Father whose name was mutated in 7X12 Extract 35 yrs ago who is no more now and whose name is not now in mutation entry but he was having some childrens. Whose name are also not mutated in Mutation Entry since last 35 yrs and this Grand father and his childrens since last 35 yrs where stay we dont know as he left our Village since last 35 yrs. We tried to find out his and his childrens address but we didnt find it.All the Seven persons including me whose name are now 7X12 Extract are ready to sell the property jointly.
Now as we want to sell the property during Search Report made by our Advocate he pointed out this defect so we dont know what to do.
We are really in need of money and we want to sell the ancestral property but due to this defect we are unable to sell the same. Anyhow we have to sell the property.

Agriculture Land acquisition

Sir, We have purchase agriculture land from my uncle in 1992 through just Rs.10 stamp paper, but till date we have not prepared 7-12 8A documents in my fathers name now my uncles's son demanding that land on his name and he has done 7-12 8A documest in his name,in the documents evidence we have only stamp paper on which sing of my uncle (now he is expired)and witness.what should we do to get this land on our name? pls help me

Certified copies of lease deed

We require Certified coipies of the deed of assignment executed between a public trust and builders for land in JB Nagar, Andheri-E. which comes in jurisdiction of Sub Registrar, Andheri 2 having its office in Bandra Kurla Complex. Pl. advise the address of PIO to whom we should apply.
