cancelletion of sale of property registeration

i have entered into a sale deal of my property with a buyer in oct. all the papers were given to him by dec.the registeration was done on feb 5 with an assurance of full money by the 15 if feb. he has applied for a bank loan.he has given us a token and a part of the sale deal. however he has not been able to fulfill his part of the deal. is there a way to cancel the deal and cancel the sale registeration

Settlement deed in favour of brother's son

I am an unmarried male person. My age is 74 years. An immovable property (2 grounds plot of land) stands in my name. I want to effect a deed of settlement of the property, in favour of one of my brother's son, who is a doctor, out of love and affection. My other brothers have absolutely no objection to my proposal.
Is there any restriction under the law for effecting such a settlement? Please enlighten me of the precise position in this regard.

ancestral property

My mother was working lady.She had purchased a plot and built a bunglow with her own money for our permanant residing...All this property was on her own name only.She has expired leaving me,my father and my married sister as her lagal heirs as per Govt.order.

My married sister stays seperately in her own house and doing a good living.

Me,my wife and my father are staying in above property now.Can my married sister "force" me and my father "to vacate and sell this house" for her share in the said property.

where would we reside.

municipal regulations determining garage

What is the definition of garage attached to a residential building . Garage and the building it is located in is situated in south mumbai, churchgate area of solely residential buildings and is in an area designated as a heritage zone.

If the garage is being taxed as a garage in the Bmc records as opposed to for commericial/ medical purposes can its land use on municipal records be changed by existing tenant in the municipal records without consent of both joint landlords of said garage and residential building?

If the municipality proceeds to do so despite being put on notice by one of the landlords to require permission of both landlords before changing land use, what recourse does the landlord have.

Can a garage located in a residential building where all other garages are used as garages for storage of automobiles belonging to tenants or owners of building be used as a veterinary clinic without change of land use.

If it cannot can this use jeopardize the lease with the collector of mumbai, when such lease requires that use of building conform to the municipal and other governmental regulations that have jurisprudence over it.

If surgery is being conducted in the said garage or premises does it disqualify it from being a clinic or dispensary.

What High Court judgments exist concerning definition of garage and its use and how is it defined in other regulatory documents like DC rules, BMC act,Building and zoning codes that south mumbai needs to adhere to.

Court Fee for Religious Property

Is there any court fee applicable in case of transfer of religious property to a trust.
The person to whome the property was registered has expired.
Tthe trust happens to be the caretaking trust of the temple and the property was under the name of the pundit who expired several years ago.

any help would be appreciated.

Encumbrance Certificate for Loan Transfer

Dear Sir,

I am having a property in Ahmedabad, Gujarat. My property is mortgaged in SBI. Now I intend to transfer the Home Loan from SBI to my employer company. Apart form other documents, the law department of my company requires "No Encumbrance Certificate". I went to Sub-Registrar Office at Ahmedabad and Gandhinagar both. But no one seems to be aware of "EC". They say that no such certificate is given in whole state of Gujarat. Without this certificate Loan Transfer is impossible.
I request to please guide me how to obtain "EC" from the said offices.

Booking of Flat/Apartment

I had booked a flat/apartment with a multunational comapny in Kolkata. I am a investor and at the time of booking I was given an allotment letter that i could transfer the flat/apartment to a third party after taking posession by paying Rs.30/ per square feet. After completion I took the posession and scouted for a buyer and after finalising all the terms visited the comapny to transfer the said flat/apartment by taking Rs. 30 per sq ft which the comapny refused stating that I should first get the flat/appartment registered with Registrar of Assurances by paying requisite stamp duty. By paying the said registration charges by cost goes up which becomes uneconomical considering the curren market price. This was not the agreed terms. Kindly advise what action I can take against the company ?

A daughters justice

Hello there, My father recently sold a plot belonging to him which he bought with his own money but registered in my mothers name. He had some financial crises and so he sold it. I'm married and I insisted that he should at least inform my husband as a courtesy, which my father didn't. The money has been shared between my parents and brother who is single.I have always told my parents that I do not want to inherit anything from them even if they have not given me much as marriage expense or so. But know I doubt that he is purposely avoiding the issue and I feel left apart. My husband has also said that he doesn't want anything from my father, but he should have a opinion in all that happens in my house and he should be known if something happens and that my father should inform that. I'm in a dilemma if my husband comes to know from me he will never speak to my parents or have any interaction with them and if my husband comes to know about it later some how. He will stop all the relation. My father is stubborn that he wont tell.As a daughter and wife what should I do? Please help
