Increase rent

How and how much can we residential owner increase rent of our tenants who have rent receipts since 1940 but have no pagadi document in Mumbai.

Rent was revised lastly in year 1974
Families kept family relations and out of foolishness rent was not increased so far

Monthly rent is 120 rupees.Area they enjoy is whole 1st floor around 2000 sq feet and attached terrace in prime Andheri east area

The validity of unregistered licensed agreement

If a license agreement is not registered then what is the validity of the agreement in eye of law & court plus is it adimissible in court during legal dispute? Who ( licensor or licensee or both) has to bear the penalty of the unregistration the agreement?

Co ownership between mother and son

So my father owns a property in dual ownership with his mother who passed away a year ago. Now my lgrandmother has 4 kids including my dad. My dad and his 2 brothers are willing to sell this land but my dad's sister is not willing to... is it possible to sell the portion of the property that belongs to my father and his brothers. The property was acquired and not ancestral..it's in murugeshpalaya Bangalore and there is no will left behind by my grandmother. My aunt is a divorcee

Ancestral property

We reside in a property built in 1935 by our great grand father
We want to preserve it
It has stake also of other 4 siblings of our father
How do we find out how much we need to pay them to preserve property?
Ours is 1st floor terrace house.1st floor have tenants
Can tenant n other stakeholders push us into redevelopment?

Market rate of property

I have decided to sell my .self acquired residential property as per the present declared 2020 Circle rate
Situation is the buyer is willing to pay as per market rate .which is much less than the Official circle rate.
I am told that circle rate is always less than the prevailing market rate.I am not willing to sell less than the circle rate
Kindly advice ?

Token advance in property sale

I have received token money of Rs 5005 for selling my house property for Rs 23 lacs. No paper agreement only by oral deal. Gave photocopy of all documents related to property. I received another offer for Rs 25lacs. Will there be any issue while returning the token advance to that party? Will he compel me to sell the property to him? Whether he can misuse my photocopy document.
Plz guide me.

Solutions for rental agreement expiring during the lockdown

I own a commercial property in Delhi whose rental agreement/lease is expiring in a few days during the lockdown.

I don't live in Delhi, but another place not very close either.

What are my options in the current situation?

Are the expiring rental agreements considered extended for the period of lockdown? Or any possibility of extending the rental agreement entirely online?

Transfer of immovable property

My father has gifted 3000sft land to me and my brother using gift deed. I have now built apartment alone with 100% investment from my side. My brother do not have capacity to invest. After construction there are 8 flats. My brother and I had mutual agreement that 2 flats will be given to him and 6 will be kept with myself. Since he hasn’t invested any amount he is also OK. Now I want the land to be proportionally distributed to secure the land title against my flats. Means I will have to own 75% of land instead of 50% which is in proportion to 6 flats. Which deed to preferred out of gift deed, or relinquishment deed or sales deed. Property is located in Chinchwad maharastra.

Pagdi system

Question 1: Our tenants insult us.they want everything for free.they enjoy around 2000 sq feet area at Andheri east for rent of 100 rupees a month
They have rent receipts since 1941
But there is no pagadi document

We can not maintain bungalow with so less rent.
How much can we increase rent.can we prove it's not a pagadi and increase to current rent value

Pagadi system where tenants live for more than 80 years in area around 2000 sq feet for monthly rent 100 while they never paid pagdi have no such documentation
While owners have struggled to build bungalow ,Pagdi rent people always hurt give deterogatory remarks

Why owners have to tolerate for no gain only pain

Maximum how much rent can we take from them
How can we make them pay for expenses
