Dear Sir,
my Grand father(Mom's dad)had purchased a bunglow at Lonavla in HUF account.
HE died on June 1996 leaving a unregistered will, giving the property to my mom.My mom is a widow but tried her best to probate the will but could not succeed....my shrewd uncle(Mom's brother)took charge and possession of the property since then and my aunts and mom remained silent. But now since dec-2006 he has sold the property to 3rd person and he himself is a reputed lawyer at lonavla.what can I do now?can huf proprty be sold by him as a karta, without the consent of others?can the sale-deed be cancelled?

I wanted to get enhanced rent from old tenants who are paying meagre amount. since last 30-35 years?
How can use recent judgment/ guidelines dictated by Hon'ble SC for minimising landlord-tenants litigations, since the section for getting enhanced rent in regional act is very confusing and can be easily mis-interpreted...
If I file case under relevant sec of our regional act Can I plead about the above Hon'ble SC guidelines in the plaint?

Hello, We are two brothers residing in Assam, India with our mother. My father died five years back without leaving any will to his property he acquired or the house he constructed. In the absence of any will can I be a legal heir in addition to my mother & brother and in what proportion the property would be shared? If my mother wants to transfer the property solely in her name, is it possible without informing me or my due authorisation? Even if the ownership has been transferred in her name, can i still be a legal heir to the property or she can transfer the property as per her will to whoever she likes? Pl help and clarify as to how I can approach to acquire my portion of property as per Indian Successsion Act and the steps to be taken thereby. Thank You.
Rented Office Premises.
A partnership firm consist of 3 partners A,B & C owns a rented office premises in mumbai since 1975 in the name of firm M/S.ABC. During 1986, one partner, Mr.A died without making any will and leaving behind him 4 legal heirs. Thereafter, the business of the firm remain continue in the same name and rent receipt was also remained unchanged in the name of firm M/S.ABC consist of old/same 3 partners A,B & C. During 1996, the entire firm has been dissolved and as per the sharing terms, the above office premises has been given to Mr.A (who dies during 1986). Till now, no one from the family of Mr.A has has intimated the landlord about the death of Mr.A and the dissolution of the firm. Hence, till now, rent receipt has remain unchanged i.e. in the name of M/S.ABC.
Can I, as a one of the legal heirs of Mr.A claim my share of interest in the the said office premises ?
Thanks.
