My dear ld. friends I have asked this question previously but couldnot find any citation pls provide if you have:-
X is a pvt. ltd. company, it obtains a regd. GPA in its name through its representative from the seller of the property.
Now question is this- can the company X through its representative execute a sale deed of the same land in favour of its own means in the name of X.
The X is GPA holder and the X now wants to execute sale deed in its own favour, i know its legal there is no problem, power has been given in GPA to execute sale deed in its own favour.
Can my Ld. friends provide me any citation of Supreme court or High Court or any other valid law which can be shown to Sub registrar because he is refusing to execute sale deed by the pretext that vendor and vendee can not be same person.
Please provide some help with citations or any rule in this regard.

A certain property has been leased through regd document to a PSU since 1950 till date. Owner has been collecting lease rent from PSU through dealer after giving authorisation letter. After expiry of owner, it has come to light that PSU dealer has fabricated documents and filed specific performance suit, obtained ex partee decree and got property registered in 1971. Even in 1980 owner has executed fresh lease and given authorisation letter to dealer who claims to have purchased property two decades back. The fact is that as rent is being received through dealer who is a relative, other family members had never suspected foul play. When owner's mother filed partition suit, the suit was dismissed with reason that she has to pay advaleoum stamp duty as she had lost possession decades back and hon judge has not considered that property was under lease and fraud evidences presented.
How possession can be established.

Dear Sir/Madam,
Re: Water is coming from roof & walls due to improper use/maintenance of above flat.
I am owner of flat No.202 in second floor, water is coming from roof/walls due to improper use of occupants of my above flat. i.e., flat No.302, in third floor. I requested the owner of the above flat to repair your flat and arrest the leakages. But the flat owner imformed me to share the repair charges. I informed this to flat owners association, but they said the repairs works should shared equally. The Apartment Act which read as follows:-
Maintenance and Repairs— (1) Every owner must perform all
maintenance and repair work within his own unit.
(2) All the repairs of internal installations of the unit such as water,
light, gas, power, sewerage, telephone, air-conditioners, sanitary
installations, doors, windows, lamps, and all other accessories, shall be
at the expense of apartment owner concerned.
(3) The Owner shall re-imburse the association for any
"expenditure" incurred in repairing or replacing any common area and
facilities damaged due to his fault.
Please advise me, how to solve this problem. Which forum/court is suitable for justice.

Dear sir / madam,
One of my friend had bought 2nd hand flat in a cooperative society where their is no provision of individual i.e. paid parking all parking area is common for all .
My query is that,
some old members have parking their vehicles regularly on particular place, since my friend new 2 this society they suggesting him not to park his vehicle in this parking
as the previous flat owner had never used this flat since past 4-5 years he is also unaware of that and unable to help on this issue.
my question is in such cases what remedy is with us?
we contacted secretary for remedy and he suggested to buy the parking separately.
so is it legal to sell this common parking spaces to members, since no such clause in society formation deed.
