I have given bayana of a property and taken a time of 6 months for the full and final payment,in bayana agreement it was written that the property can be executed in the name of my friend or relative also.
Now I am short of payment, so I have sold this property to my cousin and he is making the full payment and we want that the property's sale deed should be executed in his name only.
The seller says that further selling a property on the basis of Bayana is illegal, he is stubborn that the sale deed would be executed in my name only and he would accept the payment from my accounts only.
Can you suggest some way out please....
Is he right that further selling a property on the basis of Bayana is illegal??

Dear Sir,
It would be so nice of you if you could help me out.
I have booked one flat in Ghaziabad in Feb-2008. As per agreement the possession date was may-11 with 3 months additional delay.
However, even till date the possession has not been given and going by the way work is progressing it does not seem to be over in next six months. As per agreement, builder has to pay a penalty of Rs. 5 per sqft. there has been no intimation from builder regarding delay and penalty amount. I have already made 95% payment. Now I want to cancel my booking due to delay, Am I entitled to get the entire refund amount with interest and also some compensation. If so, what should be my next course of action as I want my money refunded with a decent interest along with some compensation.
Please guide me whom should I approach in this regard.

My mother who was the first owner died without making a Nomination or a Will. Our youngest brother is the second owner in the Agreement. We are remaining seven siblings. We wish to become Associate members of the Society. Please advise how to go about it.
