Entry of house & holder’s name on 7/12

Mr. X has house in one village of Mahashtra. He has one “Ghar Patrak” (Date mentioned on same of last 60 years) with him. Earlier this house (On Ghar Patrak) was in his late father’s name, then on his late mother’s name, and now on his name. On the base of “Ghar Patrak” and copy of light bill, and “Tax paid” receipt he has made an application to “Tahsildar” for making an entry of his house with his name in other right qualm of 7/12s. (Because on paper i.e 7/12 there are different name of “Bhogavatdar & Kul”, but practically from last more than 60 years this Mr. X & his family are living there).

On the base of application Talathi & Circle visited his house and submitted there report, on the base of that Tahislidar reply his application that, “In order to make an entry of your house with your name in other right of 7/12s, you have to produce registered document or make an application u/s 70 B of Bombay Tenancy & Agricultural land Act, 1948 “ So, queries is that :-

1.Can is it necessary for Mr. X to produce registered purchase document of his house where he & his family live there from last more than 60 years ? And if yes, then from whom they purchase this “House”?
2.Can last 60 years “Ghar Patrak” is not sufficient for making his house & his name entry on 7/12s other right ?
3.Kindly tell which law applicable to this?

Tenancy query

Hi,

I have the following queries :
1) We have been tenants more than 50 years, can we claim our possession on the property, if in case this old 'wada' is taken under reconstruction.
2) we have been paying the landlord the rent on regular basis but no receipt is furnished, now he is demanding 5 times hike in the rent and is denying to furnish us a receipt for the same, we also don't have any written rent agreement papers till now.
3) can we demand the landlord a compensation if we leave his premises.

Kindly let me know what steps can I take.

Thanking you in anticipation.

Construction in proprty in minor's name

Dear Sirs,

One of my friend has her minor son owner of a land and home ( by gift deed of grandparent ) and she( mother ) is the legal guardian mentioned in that deed.

Now she wants to go in a JV with a promoter for that land and house to be developed as flat building.

She doesn't want to make any change in deed as insisted by promoter. She came to know there is a way like if the guardian get a "court order" for that promoter then this will help promoter to develop. but the promoter is not totally accepting this fact. Promoter likes to change the deed to guardian's name (rectified deed ) instead of "court order"

Please advice. If "court order" is the right way / cost effective way / easiest legal way to get this construction done with that promoter.
