Advice for complaint

Sir,
The land is in Erragondapalem village.
where should i file the case i live in vijayawada city and my brother lives in guntur city and the land buyer lives in vijayawada city...so please tell me where to complaint.

We got a land of 15 acres registered to two people,me and my younger brother.
The land was saled on august 2008 without knowing me.
I got doubt and went to register office since my documents were lost, then i had know that the land was allready saled to someone.Bit i found that in the place of Signature some one has forged it and also my photograph was also changed.
My ration card xerox copy is there but edited.the copy of the ration card xerox is my pink ration card which was later changed to white ration card by the government.
but here is no clarity of the photo also in the copy of ration card and also my signature has been erased in the ration card.but my younger brothers photo is clear and in the ration card only his photo is not clear and the rest of all are same as in the original ration card.

So what shoul i need to do to acquire my land.it has been allready 3years since the registration has been done to another.
So please suggest me what are the legal followings to do by me to acquire my land.

Rights of bonafide purchaser

Respected experts, please advise me what are the rights of bonafide purchaser of property. We have a case listed in HC, Karnataka tomorrow. Our client has bought a property from one woman who has got that property through a will of her father. Now her brothers contend that it was a joint family property and thus made us a party in the petition. Please provide any case law protecting the rights of a bonafide purchaser. Thanks in advance.

Flat with terrace

I am possessing a resale flat in Mumbai with attached terrace - entrance one & only one from our flat. The re-sale agreement does specify the same but somehow I don't possess the Original sale agreement(between the builder & the original flat owner.) How can I acquire the original sale document and from where? And what would be my legal status of the terrace at the time of redevelopment. Should I pay the property tax for the terrace which could help me for future rights

Usufructuary mortgage

In the case of usufructuary mortgage, when do we say that no time limit is fixed for redemption. For example if the Mortgage agreements provides

that Mortgagor should repay the money after 3 years. If the Mortgagor does not pay the Mortgage money with in 3 years, he should retain the property untill the payment is made.

In the above case can we say that no time limit is fixed for Redemption of usufructuary mortgage

Seeking general advice - residential rented property

We both brothers are residing in delhi with our mother along. Our residential house property is located in Orissa (Sundergarh - Municipality). Our father used to take care of the house and since 2009 after he passed away, on one side of the house lives a tenant paying rent regularly but without any agreement since 4 years and on the other my uncle since 2009 paying half of the actual rent.

Please advice me as to what complications can take place in future and how to avoid the same.

Thankyou.

Saled and conveyance deed

Dear Sir,

As far as I know for Hsg.Co-op.Society there are sale deed (between individual member and builder) and conveyance deed (between all members of society and builder) and is to be executed

But if i buy a residence on open land where there is no society is there any conveyance deed, apart from sale deed.

Kindly let me know.

Thanks,
Regards,
Amit
