Out of this he has sold 7.5 acres land to three people in 1971. We are four chidlren and all three of us where born and my younger sister was not born at time. Now we came to know that we have no property in our name and everything is sold. my father alone has registered this property and he has not told any body in the house to my mother also. Since he was sick he has sold and taken treatment. now after 40 years can we children fight for the cse will it hold good is there any time for partition deed and are grandchildren not eligible for these property will we get our share if we fight the case. please reply

A deed of lease for 11 months is to be executed at Chennai. A clause is inserted in the deed giving freedom to the parties to extend the lease on the same terms for a period of 25 more months, without executing a fresh deed. The consideration is one time lease premium of Rs.5,00,000 (interest free and returnable at the end of the lease period)
As the lease is for less than 30 years, the document would be stamped at 1% of the lease premium (i.e. Rs. 5000).
In the circumstances
1) would the lead deed require registration.
Answers with reasons would be most appereciated.

Dear Sir,
Please give your reply to my query:
Father in law acquired the property from his own income. Later on Father in Law transfered the property through will to his elder son and younger son's jointly.
The younger son died intestate and the share of younger son is confered to his wife and childern. Lateron Childern of younger son Relinquish their right in favour of her mother by way of registered Relinquish deed and the elder son and younger son's wife (mother) gets the property in her name mutuated in L&DO records.
The Elder son & deceased younger son's wife have made the partition of said property though registered partition deed.
There were three childern of deceased younger son. Two were major and one was minor. The mother showed that she has two major childern only aand those two major childern by way of registered Relinquishment deed transfered thier share. By those registered Relinquishment deed mother transfered the property in her name. The purpose was only to get her name mutuated in L & DO records not cheating third child as third child was minor and cannot relinquish his share.
Although third child is now major and no problem that mother has shown two childern only to get property in her name for the purpose of doing her name muttuated in govenment reords.Third child is willing to let his share Relinquish. In between mother has transfered some property also to some other party also.
Now we have following queries:
1. Whether registered Relinquishment deed by two major childern will be valid.
2. Whether other parties to whom property was transfered will have defected tiltle.
3. Whether is there is now requirement that the third child also relinquish his share. Whether this step would made others who have purchased property from mother have titile clear.
4. The other two childern who have relinquished their share can contest that they still have share in the property.
Thanks a lot for your support

We have purchased a flat 2 years back and submitted the original share certificate to endorse our names so that our ownership of the flat is established. But the society on one pretext or another is not effecting the same inspite of our repeated requests. It seems they want to harass us or extract money. what should we do?
JOint owners. Husband and wife.

under Muslim Law. 'A' Muslim father having ancestral property dies. Now name of 'X', Y the two sons and 'Z',the daughter is recorded in revenue records as co-owners. Now daughter 'Z' dies and the names of her two minor sons 'E' and 'F' were recorded in the revenue records as co-owners. But in 2004 the husband of 'Z' and father and natural guardian of 'E' and 'F' relinquished the right title and interest of two minor sons, it was recorded in the revenue records vide mutation entry but was not a registered release. thereafter, sale was executed by the remaining co-owners in favour of the vendor.
1) Can a daughter have right in ancestral property of father under muslim law. is this valid under muslim law.
2) Is the release deed valid and sale deed executed thereafter is valid.
3)What if this was a self acquired property of a father.

we are tenants for 30 yrs and the landlords are 3 brother and mother
There is a dispute between landlords
The landlords have filed a suit for inheritance and we pay rent to the court receiver. Property is under court receiver
If we want to transfer this property to another person not related to us ( for a price) what is the procedure.
will court receiver be deemed landlord for transfer?
Property is located in Greater Mumbai
Limitation act
Mr.A is the land lord of 1 acre of tea estate(patta land). he entered into an agreement for sale of the said property to one Mr.B in MAY 2000. Mr.A received a sum of Rs.2 lakhs towards advance from Mr.B and further agreed to deliver the possession to Mr.B on payment of balance sale consideration of Rs.1 Lakh by Mr.B with in a year. after one year in 2001, Mr.B issued legal notice to Mr.A for specific performance. Mr.A received the notice but he had not given any reply for that. Mr.B has not filed any suit against Mr.A till now either for the recovery of money or for specific performance. Mr.A is my client, he appraoched me for legal advice. on verification of the encumbrance certificate it was found that there is an encumbarance of a sale agreement between Mr.A and Mr.B in the year 2000. but there is no encumberence like court attachment etc., Now it almost 11 years completed after entering into the sale agreement between the parties. except the said legal notice sent by Mr.B in 2001, no legal action has been taken by either Mr.A or Mr.B. but still there is a encumberence in the encumberence certificate.
what shall i advice to my client Mr.A..?
when the limitation end/ended for filing suit by either party..?
how can Mr.A remeove the encumberence from the encumberence certificate..?
To make the property free from all encumbernces, what shall Mr.A do..?
whether still Mr.B has any right over the said sale agreement even after 11 years of the said sale agreement..?
pls help me to advice my client with all aspects...
