Proporty bought in auction from drt

sir,I bought a property in public auction in the year 2005.As it came very cheap I bought it for the sake of investment. On full payment I was given sale certificate and mother document of that vacant land which is about 4500 sq.ft. Now after six years when I tried sell the property I was told that the mutation has not taken place, and I have to get the sale executed. But I have a registered sale certificate with parent document what else does a buyers advocate expect from me ? . The value of the plot has increased manifold in the past six years. Moreever when I approached the concerned DRT they said registration of sale certificate results in mutation of property and no other deed of transfer is required .I am 75 years old and dont know what to do in this cash crunch situation. Please help me out.

Buying land

sir,
i have recently made an advance to buy a land belonging to a certain deceased lady. Her husband is also dead and they had 4 sons and one daughter. One of their son who occupied the land is also dead and is survived by her wife. The other sons have for a long time stayed out without visiting the ancestral property. Can the wife of the deceased elder son give me the registration of the property. She says she will bring the notary certificate from her 2 brother in laws and one sister in law. But since the third brother in law stays in US it is not possible to get his no objection. What do you advice..

Distribution of land of family by civil court

Respected sir,
We are in a joint family. I parted off by my family 20 yrs ago. Now i want all property get distributed of my family. All properties are bought by my father some in my name some in my brothers and sisters. Some land is bought in my mothers name also. Apart from that my brothers and sister including me also have bought some land and house by themselves not by my father.I have a land of 1 acre bought by my father in my name years ago.My father wants to distribute that land to all brothers and sister so a case about this is running in tehsildar court. If we win then my father will appeal in civil court. I also want to apply a case for distribution of properties simultaneously with the case of this land. Some people(including some lawyers also) says that civil court will put a stay in all the properties of my father, mother, brothers and sister and mine too and eually distribute all the property of family to all the familly(brother, sister, parents).
MY QUESTIONS ARE AS FOLLOWS:
(1)IS SUCH KIND OF STAY CAN BE PUTTED IN CIVIL COURT ON ALL PROPERTY?
(2)IS PARTITION OF ALL PROPERTIES POSSIBLE OF MY FATHER AND MOTHER INCLUDING PROPERTIES BOUGHT BY MY FATHER ON NAMES OF ME.,MY BROTHERS AND SISTER?
(3)IF SUCH STAY ON PROPERTY POSSIBLE THEN FOR HOW LONG CAN THIS STAY WILL BE THERE?
(4)IS THERE IS ANY POSSIBILITY THAT CIVIL COURT DISTRIBUTE ALL THE PROPERTY BOUGHT BY SISTERS,BROTHER,PARENTS TO ALL EQUALLY ?

THANKING YOU IN ADVANCE...))
I GET VERY USEFUL HELP FROM ALL OF EXPERTS.

Agreement to sell without time limitation

In June 2009 I had entered into an agreement to sell for my property due to financial reasons. The agreement to sell has no time limit. At the time of signing this agreement the purchaser paid me Rs.5.00 lacs.In September he gave me another Rs2.00 lacs and told me to sign another agreement to sell overiding the previous agreement. After that he paid me in very small amounts between Rs20,000 and 50,000 till April 2010.After April there were no payments made. The agreed amount was Rs.1.75 crores and he had paid just Rs.14 lacs. In October 2010 I told that I would not like to sell the property and requested him to reverse the agreement. He kept silent and now in December 2011 he send me a lawyers notice saying that I should abide by my side of the deal or he will proceed to court. Will I be able to retain my property because I do not want to sell it any longer, since my financial position has improved.
