Poa for indian passport holder in singapore

Hi Friends,

I'm Currently residing in Singapore on Work Permit basically from Mumbai.
Recently i have identified a Flat in Mumbai but as i can't be physically present for all the procedures need to give POA to my mother.

So have few doubts on the same:

1. As per my understanding, I need to write all the clause on A4 size paper and get it attested by Indian Embassy of Singapore and after that same need to courier it to my mother in mumbai and she has to get it registered in Mumbai,India before Registrar's office.
But please confirm if it is required to take two witness to Indian Embassy while i'm getting my POA attested.
As it is not possible for me to take witness to Indian Embassy so what is the alternative.
Isn't POA attested by Indian Embassy enough without providing witnesses.

2. For Loan disbursement all banks have different formats, is it not possible for me to create a single POA which can be used for all the purpose including Loan disbursement/Registration of House/ to pay stamp duty etc.

3. My Home Loan Bank representative is forcing me to create a separate POA which is been produced by his bank, as i'm planning to apply for another bank as well is it possible to make a generic one.
Thanks friends in advance and awaiting for your detailed response.

Regarding guidence.

Sir/madam,
My father bought a plot 100 squire feet (Gaj)in a village 1992 and land was agriculture land. Plot was not registered at tehsildar office. Only seller write a "full payment agreement" at Rs. 5 stamp paper with two witness. After that my father constructed three rooms in that plat. all my family lived in this plot now a days. Now we have some doubt of owner's son that they play a any "Chall" against my families. there are more then 20 families like us which have not registered plot. Recently Gram panchyat also built a new street in that area and allocted a two new mini sumercible tubell in the street.
what should we do in any crises please tell me.

Agriculture land for bonafide industrial use

Dear Sir,

Company has purchased an agriculture land in Gujarat for bonafide industrial use. Company has also applied for NA Permission as per Section 63AA of Gujarat Tenancy Act.

Point is said agriculture land, which is being purchased for bonafide industrial use is actually land as per Section 43 of Mumbai Tenancy and Agriculture Land Act, 1948 and is restricted for sale as per section 43 of Bombay Tenancy and Agriculture Land Act, 1948. Section 43 says said land cannot be transferred without prior permission of Collector. Contrary to that Section 63 1-A of the Bombay Tenancy and Agriculture Land Act, 1948 and Section 63AA of Gujarat Tenancy Act says agriculture land can be sold to non-agriculturist for bonafide industrial use without prior permission of Collector.

Now, my question is whether the Company has purchased land in legal manner? Or Company is in default of Section 43? During NA Process the said query is raised.

Please reply with any judgment or with your expert view.. I will put your suggestion before Collector so that I can get NA Permission.

Commercial lease early termination

hi

I have a company from Hydrabad who are tenants at my office space in Gujarat.

I had lease agreement on 100 Rs stamp paper and had 3 years lock in period.

I spent so much money on furniture and fixtures and just after 2 years the company vacated office by giving me 3 months notice.

now they are about to vacate and asking me to payback deposit money.

Out of 6 months deposit money they have not paid 3 months rent. so only 3 months money is left and I am not willing to pay this back.

SO NOW WHAT HAPPENS IF I TAKE THE POSSESSION OF THE PROPERTY WITHOUT PAYING REMAING DEPOSIT MONEY CAN THE COMPANY DO ANYTHING ?

Rent act

X person is living in a 100 yeard old ancestral property. The property was in name of y who died. The transfer of property did not happen. Due to this:

Can the landlord ask them to vacate due to difference in name on rent receipt(which is in name of y) and cheque by which a person pays.(person currently staying- person x)

- As tenants what rights do they have. Any precaution steps they are suppose to take.

sale consideration repaid

Respected sirs
My friend entered into sale agreement with a buyer and received amounts via cash and DD.
Now that property got into litigation between seller's family after this sale agreement.
The buyer hesitated to register citing pendency of the suit. So it was agreed to return the sale consideration and was done by way of cash and DD.
The buyer did not get the original agreement papers but assured he will destroy them.
Prior to one day of completion of 3 years of sale date he has filed a suit for specific performance to gain by unlawfull means.
The litigation between the seller family is still pending
The DD repaid copies are with the seller and got hold of the buyer's bank statements as well clearly showing the payments received.
Is it not clear cheating and forgery
